Sealed bids are invited for Roof Repairs & System Upgrades. All bids must be submitted on forms provided by the District and delivered to Beaumont Unified School District, 350 W. Brookside Ave., Beaumont, California 92223, to be publicly opened and read aloud at 2:00pm on the specified closing date. Late submissions will be returned unopened. The Contract Time is 60 days from the Notice to Proceed. The project follows the formal bid requirements of the California Uniform Public Construction Cost Accounting Act (CUPCCAA), and bidders must comply with all associated requirements, including guidelines from the California Uniform Public Construction Cost Accounting Commission Cost Accounting Policies and Procedures Manual. Bidders must attend a Mandatory Pre-Bid Conference at 10:00am at Brookside Elementary School, 38755 Brookside Ave., Beaumont, CA 92223. Contractors who do not attend the entire mandatory job walk and conference will be considered non-responsive and their bids will be returned unopened. ENERAL DESCRIPTION The District is soliciting bids from qualified and licensed C-39 Roofing Contractors to perform Spanish clay tile roof repairs and system upgrades at: ? Anna Hause Elementary School: 1015 Carnation Lane, Beaumont, CA 92223 ? Brookside Elementary School: 38755 Brookside Ave., Beaumont, CA 92223 ? Sundance Elementary School: 1520 East Eighth St., Beaumont, CA 92223 The Work includes removal and stacking of existing clay tile roofing; installation of a fully adhered Ice and Water Shield membrane over the entire roof deck surface; installation of new roof metals and flashings; correction of tile overlap deficiencies; elimination of internal rain gutter systems; skylight curb modifications; and reinstallation of tile roofing system in compliance with current California Building Code requirements. The District’s intent is to create a fully waterproofed underlayment system and eliminate internal gutter drainage conditions on tile roof sections. DETAILED SCOPE OF WORK The Contractor shall furnish all labor, materials, equipment, supervision, tools, disposal, permits, and incidentals required to complete the Work. TILE REMOVAL AND STORAGE ? Carefully remove existing Spanish clay roof tiles. ? Stack and store tiles on the roof in an organized and secure manner to prevent breakage. ? Protect stacked tiles from damage during construction. ? Replace broken or damaged tiles with new tiles matching existing in profile, color, and texture. ? Provide additional new tiles as required to correct tile course overlap deficiencies. REPAIR UNDER SKYLIGHTS ? Remove roofing materials at all skylight locations. ? Inspect and repair roof sheathing as required. ? Repair all roofing deficiencies under and around skylights. Provide new waterproofing and flashing systems at all skylight penetrations. ROOF DECK PREPARATION ? Remove and dispose of all existing underlayment (felt/paper). ? Inspect roof sheathing for deterioration, dry rot, or structural damage. ? Notify the District Representative of any damage prior to repair. ? Replace damaged sheathing with like material and thickness. FULL ICE AND WATER SHIELD INSTALLATION ? Install new self-adhered Ice and Water Shield membrane over 100% of the roof deck surface. ? Membrane shall be high-temperature rated and approved for use beneath clay tile roofing systems. ? Installation shall cover the entire roof deck, not limited to valleys, eaves, rakes, or penetrations. ? Install membrane in strict accordance with manufacturer specifications to provide a continuous waterproof barrier. ? Seal all laps, penetrations, and terminations watertight. NEW ROOF METALS & FLASHINGS ? Remove and replace all existing roof metals. ? Install new drip edge, valley metal, rake metal, step flashings, counter flashings, and top flashings. ? Install new pipe flashings and penetration flashings. ? All metals shall be corrosion-resistant and compliant with CBC and SMACNA standards. ? All flashing transitions shall be fully integrated with the Ice and Water Shield membrane system.
