Providing full-service maintenance, repairs, preventive maintenance, and emergency call-back service for all doors listed in the contract inventory. Work includes supplying one on-site door technician Monday through Friday during normal business hours, performing annual inspections each December to clean, inspect, adjust, and lubricate guides, rollers, hangers, belts, locks, controllers, safeties, hinges, and operators, and replacing worn or broken parts necessary to maintain proper door operation. Repair services include furnishing and installing or repairing controllers, operators, motors, pulleys, gears, switches, relays, safety devices, interlocks, solenoids, mats, locks, sensors, and push buttons, as well as adjusting mechanical components to restore full functionality. The contractor shall furnish all parts, tools, lubricants, and supplies required to complete services, with all furnished parts matching original manufacturer specifications or approved equivalents. Emergency call-back service requires technician response within five hours, reporting to the Energy Control Center upon arrival, and submitting a firm-fixed-price quote for emergency repairs before proceeding unless authorized by the Contracting Officer. All preventive maintenance and repair activities must be documented in written reports detailing work performed, corrective actions, and parts used, submitted within required timelines. Work shall be conducted in accordance with ANSI/BHMA A156.10-2017 and A156.19-2019 standards and all facility protocols for check-in, identification, emergency contact availability, and scheduling around Federal holidays.
