Renovation of a clubhouse / community center in Miamisburg, Ohio. Completed plans call for the renovation of a clubhouse / community center.

The project involves the Miamisburg Community Center Roof Project, which includes removal of all existing roof materials on both the East and West ends of the building, a small hip roof on the North side, and a shingled portion on the South end. The Flat Roof scope includes securing all materials, tearing off all layers to the substrate, installing insulation and membrane materials, and installing a 60mil Duro-last roofing system (or similar), mechanically attached on wood deck areas and adhered on concrete sections, as well as installing new edge metals throughout. The Shingled Roof scope includes securing and delivering all materials, tearing off a minimum of one layer of existing shingles and hauling away, and installing new underlayment, drip edge, flashings, and a new 30-year rated architectural shingle system. Location : City of Miamisburg Community Center , 305 E Central Ave , Miamisburg , OH 45342 Bids must be submitted via the Bid Express website with a Bid Guaranty and Contract Bond in accordance with Section 153.54 of the Ohio Revised Code. Each proposal must contain the full name of all parties submitting and interested in the proposal. Bidders must comply with prevailing wage rates on Public Improvements in Montgomery County, Ohio, as determined by the Ohio Department of Commerce. The City of Miamisburg reserves the right to reject any or all bids, waive any informalities or irregularities, and accept any bids or parts thereof deemed in the city's best interest. All questions due by: March 20, 2026 at 1 p.m. City will respond to all questions by Tuesday, March 24 at 1 p.m. The Miamisburg Community Center Roof Project will include removal of all existing roof materials on both the East and West ends of the building, including a small hip roof on the North side of the building, as well as a shingled portion of the South end of the building. Flat Roof (East, West, North) scope will include securing and delivering all materials, tearing off all layers to the substrate, installing 2 layers of 2.6" insulation to achieve an R-30. Install a 60mil Duro-last roofing system (or similar) mechanically attached on the wood deck areas and adhered on the concrete sections. Install new edge metals throughout. (The Center section was replaced in 2025.) Shingled Roof (South) scope will include, securing and delivering of all materials, tear off a minimum of one layer of existing shingles and haul away. Underlayment installation to meet or exceed building code. Furnish and install new hip and ridge vent as specified by themanufacturer, install new aluminum drip and rake edge throughout. Install new starter shingles at all gutter and rake edges. Install Standard Quality Dimensional Shingles CertainTeed Landmark or equivalent and install new gutter lining - Removal: o Remove the existing roof system, including all membrane, insulation, and flashings, down to the metal deck. o Properly dispose of all debris off-site in compliance with local regulations. - Deck and Projection Preparation: o Inspect the exposed metal decking for deterioration or damage. o Raise any low projections not meeting the NRCA's recommended 8-inch flashing height requirement above the new system's finished surface. o Remove all abandoned rooftop units, penetrations, and associated flashing materials. - Insulation and Cover Board Installation: o Mechanically attach two layers of staggered 2.6" polyisocyanurate insulation in accordance with manufacturer requirements to achieve a 120 MPH wind uplift rating and R30 insulation rating. o Install 1/2 " DensDeck Prime 4' x 4' boards in manufacturer-approved adhesive to meet or exceed the same wind uplift requirements. o All insulation and cover board installation shall meet NRCA and manufacturer guidelines. - Tapered Insulation and Drainage: o Install tapered insulation crickets as existing between roof drains to promote positive drainage. o Mechanically fasten tapered insulation to the metal deck using base layers of polyisocyanurate insulation. - Membrane Installation: o Install a 60mil Duro-last Roofing system (or equivalent) mechanically attached on the deck areas and adhered on the concrete sections. o Heat-weld all seams and install "T" patches at all inside and outside corners where seams intersect. o Use a weight roller to ensure proper membrane adhesion per manufacturer recommendations. - Flashings and Terminations: o Install new KEE-Stone flashings using bonding adhesive applied at a rate of 1 gallon per 100 square feet. o Allow adhesive to flash off before adhering membrane, rolling from the center outward with a single-ply roller. o Butt end all laps together and hot-air weld a stripping roll over each end lap. o Install new termination bars set in butyl tape, fastened 6" on center, and sealed with a continuous bead of KEE sealant the same day flashings are installed. - Expansion Joints and Sheet Metal Work: o Install new two-piece cleated expansion joints with a minimum cleat width of 1/2" and slope of 1/2":12'. o Apply butyl tape to all areas of vertical fastening. o Fabricate and install new material details and counter-flashings using 24-gauge flat stock, installed tight against flashings and covering all termination bars. - Roof Drains: o Install new OMG Hercules retro-fit roof drains at each existing drain location. o Provide a 4' x 4' drain sump around each drain for positive drainage. - Protection and Cleanliness: o Cover all insulation and membrane rolls with canvas covers or tarps; factory plastic wrapping is not acceptable. o Maintain a clean and safe worksite throughout construction. - Final Cleaning and Inspection: o Lightly power wash the new roof membrane using a biodegradable cleaner and lowpressure water. o Clean all roof and ground areas of debris and repair any damage to grounds or landscaping caused by construction activities. o Conduct a final inspection with the Owner upon completion. - Warranty o Provide Duro-Last (or equivalent) manufacturer warranty of at least 20 years. SCOPE OF WORK: SHINGLED AREA (South) - Removal: o Remove all existing roofing materials, including shingles, underlayment, flashings, and fasteners, down to the wood decking. o Dispose of all materials off-site in accordance with local and state regulations. - Underlayment and Flashings: o Install an ice and water shield underlayment from the eaves to a minimum of 24 inches past the exterior wall line and in all valleys. o Install synthetic underlayment on all remaining roof areas per manufacturer recommendations. o Install new metal drip edge along eaves and rakes. o Furnish and install new hip and ridge vent as specified by the manufacturer. o Install any new step, counter, and pipe flashings as necessary for a watertight system. - Shingle Installation: o Install new standard quality dimensional asphalt shingles (minimum 30-year rated) in accordance with manufacturer's specifications and local code, CertainTeed Landmark or equivalent. o Use six nails per shingle or as required by manufacturer to meet 120 MPH wind rating. o Install new starter shingles at all gutter and rake edges. o Shingle color and manufacturer shall be approved by the Owner prior to installation. - Gutter lining: o Install new gutter lining. - Site Protection and Clean-Up: o Protect the building exterior and surrounding areas during construction. o Maintain a clean job site and remove debris daily. o Upon completion, remove all construction debris, nails, and materials from the site and restore disturbed areas. - Final Inspection: o Conduct a final walkthrough with the Owner to ensure all work is complete and satisfactory. o Provide manufacturer and contractor warranty documentation upon acceptance.
