Renovation of a multi-residential development in Richmond, Virginia. Completed plans call for the renovation of a multi-residential development.

Installation of new exterior doors at the Fairfield Court Development of RRHA. All Inquiries for Information Should Be Directed To: Edythe West, at edythe.west@rrha.com. All questions should be submitted via email by the close of business on March 10, 2026. The Contractor shall provide all labor, materials, insurance, bonds, transportation, etc. including, but not limited to the following. 1. General Description: The Richmond Redevelopment & Housing Authority (RRHA) is seeking qualified contractors to provide exterior door and frame installation at Fairfield Court. 2. Project Overview The Contractor shall remove existing exterior front and rear entry doors and install new exterior-grade door units at Fairfield Court. Work includes removal and reinstallation of existing storm doors and doors, installation of new steel doors, frames, jambs, thresholds, insulation, and hardware as specified. The initial estimated quantity is 184 doors, consisting of 36" x 80" front doors and 32" x 80" rear doors. Quantities may vary slightly; the Contractor must field verify all openings prior to ordering. 2.1 Work Limits 2.1 Contractor shall at all times conduct his operations to ensure that RRHA and Contractor personnel have access to the job site. 2.2 The work hours are: 7:30am to 5:00pm Monday thru Friday. 2.3 Work during nights and/or holidays shall be confirmed and agreed upon by RRHA and contractor by prior approval. 3. Scope of Work 3.1 Site Preparation 3.1.1 Contractor shall protect all surrounding areas, including floors, walls, and landscaping from dust, debris, and damage. 3.1.2 Confirm access with RRHA staff and maintain safe, unobstructed work zones 3.1.3 Remove existing storm door and retain all parts for reinstallation. 3.1.4 Remove existing doors, jamb, threshold, insulation, and hardware. 3.1.5 Save existing deadbolts with unit number identified. 3.1.6 Dispose of all removed materials in accordance with local, state, and federal regulations. 3.2 Door Installation 3.2.1 Install new exterior door units, including frames and thresholds. 3.2.2 Ensure each door is installed level, plumb, and square, with smooth and unobstructed operation. 3.2.3 Install weatherstripping and insulation around the door frame to ensure proper air and thermal sealing. 3.2.4 Apply caulking and sealants at all perimeter joints to prevent air and water infiltration. 3.2.5 Remove existing locksets, install specified new hardware as required, ensuring proper alignment, operation, and security. Existing locksets must be saved with unit number needs to be identified. 3.2.6 Contractor shall verify that all installed locks function correctly after installation, including latch engagement, deadbolt throw, and key operation. 3.3 Finishing and Closeout 3.3.1 Clean all work areas thoroughly after installation. 3.3.2 Perform touch-up painting as needed. 3.3.3 Contractor is responsible to dispose of all debris from all working areas. 3.3.4 Repair any grounds damaged by contractor vehicles or equipment. 3.3.5 The Contractor shall perform all work in a manner that preserves the full manufacturer warranty. 3.3.6 Contractor shall provide manufacturer warranty documentation. 3.3.7 Work shall be performed to turn-key condition, with all required inspections completed and all inspection documentation submitted to the RRHA Project Manager or Authorized Representative prior to work acceptance and contractor payment. 4. Door Requirements 4.1 Contractor is required to field verify all door opening dimensions prior to ordering materials. 4.2 Doors shall be provided in the widths required 36" x80" front exterior and 32" x 80" rear exterior. 4.3 All doors provided under this contract shall be factory-manufactured exterior-grade steel units, configured as 6-panel exterior doors with pre-bored holes for a deadbolt and a passage knob. 4.4 Front Exterior 36" x 80" door must have a peephole/door viewer and mail slot. 4.5 Doors must be Energy Star Qualified 4.6 All doors shall be factory-finished in the color black 4.7 Frames, jambs, thresholds, weatherstripping, insulation, and sealants shall be compatible with the door system and suitable for exterior installation. 4.8 All materials shall be new, free of defects, and approved for residential use. 4.9 Schlage B660J 626 satin chrome finish deadbolt and a satin chrome finish passage knob. 5. Contractor Responsibilities 5.1 Provide all labor, materials, equipment, and supervision necessary to complete the work. 5.2 All permit fees must be included in contract bid. 5.3 A copy of issued permits will be submitted to the RRHA Project Manager and Procurement Department before Purchase Order will be issued to the contractor. 5.4 All permits and work drawings will be on site at all times that work is in progress and must be delivered to the RRHA Project Manager after final inspection and acceptance of work. 5.5 Maintain a clean and safe work area at all times. 5.6 Protect RRHA property and promptly repair any damage caused by contractor operations. 5.7 Ensure all work complies with applicable building codes, safety regulations, and manufacturer installation requirements 5.8 Contractor must possess current licensing and sufficient liability insurance in accordance with RRHA Procurement rules and regulations 5.9 Contractor must provide documentation of required licensing and insurance for all trades of work to be performed for this contract, including those of any sub-contracted work. 5.10 Coordinate with RRHA staff for access, scheduling, and inspections. 5.11 The Contractor is required to field verify all door opening dimensions, including width, height, and frame conditions, prior to ordering any materials. 5.12 Any discrepancies between existing conditions and the IFB documents shall be reported to RRHA before installation begins. 5.13 Failure to verify sizes shall not constitute grounds for additional compensation or change orders. 5.14 HUD Wage Determination Rates may apply.
