Remodeling and renovation of an educational facility in Saint Marys City, Maryland. Completed plans call for the renovation of a 33,000-square-foot educational facility.

Request for Proposals - DESIGN-BUILD - St. Mary's College - Caroline Residence Hall Renovation The project involves renovations of three residence halls over the span of six years. The typical residence hall renovation/modernization is 33,000 SF, with general work items as listed below: The general scopes of work are as follows: - Bathrooms: The existing bathroom floors, walls, ceilings, fixtures, and associated MEP will be changed to increase privacy, incorporate gender neutral needs, and enhance ADA accessibility - Bedrooms: the existing VCT flooring and base in all the bedrooms will be removed and replaced with a new LVT and cove base. The entirety of the drywall and cabinetry shall be removed and replaced with a single inch continuous width shelf with hanging rods on each side. - Corridors, Study Rooms, & Ancillary Rooms: The double-loaded corridors and rooms will have the existing VCT & base removed and replaced with new LVT flooring & cove base similar to the bedrooms. - Residence Hall Coordinator Suite (RHC), Residence Advisor (RA) Rooms, RA Office: The existing VCT & base shall be removed and replaced with new LVT flooring & cove base. Kitchenettes and bathrooms shall be renovated with new finishes, fixtures and appliances; where applicable. All walls and GWB ceilings shall be patched and painted. All lighting and ceiling tiles shall be replaced. - Corridor Signage: New Signage to be located adjacent to each bedroom entry door that can identify room occupants, room number, and a message panel. - Electrical Modifications: All receptacles and switches shall receive new receptacles, switches and cover plates. Contractor shall field verify the 2025 light fixture replacement and install with new flat panel led light fixtures where applicable. - Utility & Electrical Closet Modifications: All electrical field panels shall be upgraded to accommodate new design. All custodial sinks shall be relocated to adjacent closets. All lighting and receptacles shall be updated. VCT flooring shall be replaced with new Rubber Tiles and Cove Base. Patch and paint all walls. - Stairwells and Laundry Rooms: The flooring, treads/risers, and base in the existing fire stairs shall be removed and replaced with new rubber non-slip materials Treads with Risers and Landings or approved alternate. Provide color and product samples for College approval. - Suspended Ceilings: All suspended ceilings shall be replaced with new Insulated Ceiling Tiles and Grid, Supply Air Diffusers and Return Air Grilles. - Painting: The building interior, excluding the areas NIC, shall be painted in its entirety. - Pipe Insulation: Upon removal of all ceiling tiles, replace all mechanical and plumbing insulation throughout entire building. Pipe insulation must be sealed at every joint and shall not expose any condensation below the piping. - Mechanical Equipment PM: Upon completion of a renovated floor/wing, contractor shall conduct preventive maintenance of all fan coil units and provide deficiency report to owner. If repairs are needed, Owner shall order parts and conduct all final repairs prior to the closeout of the project. Proposals are to be broken down per the bid form "Attachment J" Price Schedule. A goal of 11% MBE participation has been established by the Owner. The Caroline Hall project will be completed during the Summer of 2026. Procurement Method: A Contract will be awarded in accordance with the Competitive Sealed Proposals method under COMAR 21.05.03. Multiple or Alternate Bids: Multiple or alternate Proposals will not be accepted. Contract Type: Firm Fixed Price Contract Duration: 6 Years from Contract Award Date
