Sealed bids are requested for individual trade packages for the Turner Park Building Renovation at the Roselle Park District. Lump sum bids will be received for the following trade packages: Building and Site Concrete, General Trades, Painting, Flooring, Fire Suppression Systems, Plumbing, HVAC, Electrical, and Miscellaneous Site Demolition, Excavation, and Site Utilities. Bidders for General Trades are strongly encouraged to visit the site to observe and understand existing conditions. Awards will go to the lowest responsive and responsible bidder, with consideration also given to relevant experience and ability to deliver the project on time and within budget. The Roselle Park District reserves the right to reject any or all bids or waive irregularities as deemed in its best interest. Bidders must comply with Illinois laws regarding prevailing wages, labor requirements, Equal Employment Opportunity, substance abuse prevention, and a drug-free workplace. Bid security in the form of a bid bond, certified check, or cash equal to 10% of the total bid amount is required. Performance and Payment Bonds for 100% of the awarded sum are required if the contract is $50,000 or more; if less, alternative forms of security are acceptable. Insurance documentation meeting specified requirements is also required. All associated costs must be included in the bid. Questions submitted less than one week prior to the bid opening cannot be considered. The Turner Park Building Renovation project involves complete interior renovation beginning from a blank slate. The existing structure is a wood-framed space with minimal MEP systems in place, and the renovation will include the construction of three first-floor restrooms, a storage room, multiple closets, and a multi-purpose room. The basement will receive MEP upgrades for storage use. Exterior improvements include the addition of a large deck supported by concrete pier footings and columns, a retaining wall, and various sidewalks. The project also requires installation of a new watermain service line connecting the building to the watermain valve beneath the street, necessary to support the new fire suppression system that will be installed throughout the building.
