Renovation of a mixed-use development in Fall River, Massachusetts. Completed plans call for the renovation of a educational facility; and library.
Argosy Collegiate Charter School is seeking proposals to construct a library in its high school cafeteria space. Questions regarding this RFP must be submitted via email to Callie Pope at cpope@argosycollegiate.org no later than Wednesday , April 1, 2026 at 12:00 pm . The Argosy Collegiate Charter School's Board of Trustees will authorize the awarding of the construction contract on April 29 , 2026. The selected contractor shall provide turnkey construction services including , but not limited to , the following : A. Pre - Construction Services Site visit and field verification of existing conditions Coordination with Owner regarding final room layout and dimensions o Preparation of submittals and shop drawings as required Development of construction schedule Identification of required permits and inspections B. Demolition (If Required ) . Limited demolition or relocation of cafeteria fixtures within designated enclosure area o Protection of adjacent finishes and occupied spaces Proper disposal of debris Existing HVAC piping along exterior wall to remain C. Construction of Enclosed Library Space 1. Framing & Walls Construction of two (2 ) new partition walls to enclose the designated library area Metal stud framing ( or as specified ) Insulation for sound attenuation Gypsum board / drywall installation and finishing Corner guards or protective wall treatment as appropriate 2. Doors & Hardware Installation of two (2 ) entry doors as required Commercial -grade door hardware compliant with school safety standards Vision panels (if required ) ADA - compliant hardware and clearances 3. Electrical & Lighting 4. HVAC o Relocation or installation of lighting fixtures within the new library space Code -compliant electrical outlets and data ports Emergency lighting and exit signage as required Integration with existing electrical systems Modification or extension of existing HVAC systems to provide adequate heating , cooling , and ventilation to the new enclosed library Air balancing as necessary 5. Fire Protection & Life Safety Modification / extension of sprinkler system (if applicable ) Fire alarm device relocation or installation as required Compliance with local fire code and building regulations 6. Finishes o Painting of new walls and disturbed areas Ceiling modifications (if applicable ) Flooring patching or installation to match existing cafeteria or specified library flooring Relocation of existing library furniture into newly constructed space Base and trim installation D. Coordination & Protection Dust containment and safety barriers during construction Coordination with school administration regarding construction hours Protection of students , staff , and existing property E. Permitting & Inspections Obtain all required building permits Coordinate required inspections Ensure compliance with all applicable federal , state , and local codes F. Closeout Final cleaning of construction area Submission of warranties and closeout documentation As -built drawings (if required ) Final walkthrough with Owner
