Remodeling of a mixed-use development in Newark, New Jersey. Completed plans call for the remodel of a educational facility; office development; and theater / auditorium.

The scope includes interior painting for classrooms, office/administrative rooms, hallways, auditorium, and ductwork at 43 Alexander Street, Newark, NJ. The project will be bid and constructed as a Single Prime Lump Sum Contract with possible Add Alternate options at the Owner's discretion. Instructions to bidders include: - Submit one Bid Bond in the amount of 10% of the proposed Contract Price (not to exceed $20,000). - Proposals will be received from bidders registered with the Division of Revenue and Department of Labor and classified with the Department of Treasury, Division of Property Management and Construction (DPMC) as General Contractors (Classification C006, C008, or C009) or Electrical Contractors (Classification C047). Other special categories may also be required as set forth in the Request for Proposals. - All bidders must attend the first mandatory Pre-Bid Conference, and a second mandatory Pre-Bid Conference if scheduled by the Owner. No bids will be accepted from bidders who do not attend both mandatory conferences if both are held. - Bid documents are available electronically for a fee of $25. If payment for the documents is not provided, any submitted bid will be returned unopened. Payment should be made by money order or bank check payable to North Star Academy Charter School of Newark, Inc. - The Owner reserves the right to cancel the procurement, reject any and all bids, and waive technical defects in documents submitted in response to the Request for Proposals. - Bidders must comply with affirmative action and equal employment opportunity requirements under N.J.S.A. 10:5-31 (P.L. 1975, c. 127) and N.J.A.C. :27-1 et seq. - The only opportunities for site access are during the mandatory pre-bid conferences.
