Fire Department: Bathroom Renovations Re-bid Ii Ifb# Fd-26-220-03 the Town of Hopkinton's Fire Department is Seeking Bids From Qualified Contractors for Second Floor Restroom Renovation. Bids Shall Be Awarded to the Lowest Responsible and Responsive Bidder. The Town of Hopkinton Shall Have the Authority to Reject Any or All Bids, in Whole or in Part, to Limit the Extent of the Work to Keep Within the Limits of Available Funds, and Accept the Bid Deemed to Be in the Best Interest of the Town of Hopkinton. Bid Deposit: Bid Bond, Cash, or Certified or Treasurer's Check in an Amount Not Less Than Five Percent (5%) of the Value of the Proposed Work Required to Be Submitted With Proposal. Labor & Materials Payment Bond: 50% of the Value of the Proposed Work Required at Time of Award. Performance Bond: None Evidence of Insurance Coverage: Required at Time of Award. Attention of the Bidder is Called to the Requirements of the Minimum Wage Rates (Prevailing Wage) to Be Paid Where Applicable, as Well as All Compliance With OSHA Requirements. Questions Regarding This Contract Shall Be Submitted via the Beacon Bid Platform by Friday, May 29, 2026 at 5 Pm to Be Considered. The Town of Hopkinton is an Equal Opportunity/affirmative Action Employer. The scope of work involves the remodeling of both living quarters (day room) bathrooms (Men - approximately 78 sq ft and Women - approximately 71 sq ft), with the completion of one bathroom prior to commencing work on the second. Mens and Womens Restrooms Demolition: Contractor to completely demolish existing fixtures and finishes in a clean, safe manner with dust control, adhering to codes. -Plumbing Fixtures: Remove and dispose of existing wall-mount urinal-mens room only, toilet, flush valve/tank, and wall-mount sinks, including all associated piping and hardware back to the wall/rough-in. *Note: Keep and reuse Sloan urinal flush valve with manual handle, new in July 2025 and paddle style sink faucets if possible (less than a year old). - Shower Area: Completely remove existing shower stalls (panels, base, and plumbing fixtures). Remove sheetrock above and around the shower area as required for preparation of new shower install. - Wall and Ceiling Finishes: Remove all existing ceramic wall tiles and backer material (up to ~4.4 ft), lay-in ceiling tiles/grid. Minimize damage to underlying structure. - Floor Finishes: Completely remove existing floor tile and underlayment down to the subfloor. - Partitions: Remove and dispose of existing toilet and shower partition (stall) , door, and hardware. - Accessory Items to be Removed and Disposed Of: Mirrors and wall lighting fixtures, Soap Dispensers (at sinks & in showers), Sanitary Napkin Dispenser (Women's Room Only), Sanitizer Dispensers (at Doorways), Automatic Air Fresheners - Items to be Removed and Saved: Carefully remove, protect, and save wall-mounted paper towel dispensers, Sloan urinal flush valve, and paddle style sink faucets for reinstallation, Sanitary Napkin Disposal Box (Women's Room Only) - Items to Remain: Protect the entry door and its frame/casing. -Telephone line and telephone will be removed by Fire Department prior to demolition - Alerting Speaker will be removed prior to demolition and reinstalled by Fire Department after work has completed 3.4 Mens and Womens Restrooms Structural/Framing - Detailed Scope of Work - Wall Framing and Supports: Inspect all wall framing upon demolition. Must install new, heavy-duty, corrosion-resistant wall carriers or repair/reinforce existing ones for sinks, and wall-hung toilets to eliminate "seesaw action." Repair/replace all compromised or water-damaged wall studs and plates. - Floor Framing and Subfloor: Investigate and repair the "soft spot" in the men's bathroom floor near the toilet. Replace or repair any rot/water-damaged floor joists/blocking to restore structural integrity. Replace subfloor as needed, preparing the replacement subfloor material specifically for an epoxy floor finish. - Room Footprint and Access: The structural footprint and door openings (door, frame, casing) will not change and must be protected.
