Demolition and renovation of a municipal facility in Central City, Pennsylvania. Working plans call for the renovation of a municipal facility.
As of April 14, 2026 this project has been cancelled and will rebid in the future. Sealed bids for general construction will be received for the interior renovation of the Indian Lake Borough Office Building, including minor demolition, window replacement, split system mechanical system, electrical, wood stud wall systems, insulation, gypsum board, suspended grid ceilings, painting, and flooring. All bids must be addressed or delivered to the Borough office, sealed and clearly marked as indicated. Indian Lake Borough reserves the right to award in part, to reject any or all bids in whole or in part, and to reject technical defects, irregularities, or omissions if judged to be in the best interest of the Borough. The general contractorshall submit a chartedtime scheduleshowing the major mile stonesof the construction for the completeproject. The generalcontractorshall note specifictime allowancesfor the review and approval of all submissionsrequiredto maintain his schedule Thecontractormay usethe ownerspower supplybut will beresponsiblefor not interferingwith the electrical supply to non construction areasof the building . Utility costsfor water, sewerageandnaturalgasshall be paid for by Indian Lake Boroughuntil the buildings areapprovedfor occupancyby the building codeinspectorincluding written approvalof occupancy. The contractor shall make every effort to conserve utilities . The GeneralContractorshall beresponsiblefor and pay for all debris removal from the constructionin a timely manorandkeepthe siteclean. No trash or materialstockpilingshall remainoutsidefor morethan 24 hours. Thegeneralcontractorshall be responsiblefor all field engineeringto provide accuratelayout of the project. The generalcontractor and all subcontractorsshall be responsiblefor proper cutting and patching of work into the structure. The structureshall be maintainedin a cleanand dry mannerwhich will not compromiseinterior or exteriorfinishesby adverseweather conditions. Where tying into existing structuralcomponents, careshall be taken not to damage or compromisethe structural integrity of the member or system. Burning of waste materials shall not be allowed with the Borough. The GeneralContractorshall provide a 1 year full warranty on all work. Division 4 Masonry Concretemasonryunits areto be standardweight of size to match existing. Mortar is to be type S below grade WhereBond beamsor concretelintels are shown, provide specialshapedunit for installationof rebar. Follow reinforcing requirements noted for concrete above . Provide dur- a- wall ladder reinforcing at every other coursein the masonrywalls. Provide standard deformed steel rebar for reinforcing as noted. Tie together following standard ACI practices and maintain proper clearancesto edges of concrete. Install 1/2" steelanchorbolts to wood sill plats at 4' -0" o.c. andwithin 6" of all endsof sill plats and corners. Grout anchor bolts min . 12" into block . Grout cells under bearing locations for steel beams Division 5 Wood Contractorwill beresponsiblefor all dimensionallumberincludingthe trustjoists, Parallambeams, pre engineeredwood trusses, etc. Seeplans for sizes required .Sill plates are to be treatedwood where sill plate is within 8" of grade or located directly on concretefloor . Standardlumber may be usedwhere sill plate is above 8" abovegrade. Exterior walls to be2x6 pine spruce fir No. #2 grade where noted . Interior walls to be 2x4 No. #2 white pine or spruce. All lumberto be straightand true. Any substantialbowing or twisted memberthat may causea visual imperfection is to be removed and replaced. Exterior ZIP insulatedsheathingto be 1/2" OSB laminatedat the factory to 1" rigid insulationtied to joists and roof framing to form up lift resistancerequirementsunless otherwise noted. Exterior surface of the sheathing shall act as a water and air infiltration barrier. All joints are to be sealedwith manufacturersapprovedtape systemincludingextensioninto window and door openings. All stampsand marks on exposedlumberareto be sandedoff prior to staining. Interior trim to be MDF primed modern rectangulartrim . 2 1/2" door and 3 1/2" base board trim to be MDF . Window sill to be 1 1/2 " high density OSB with laminated plastic top finish and exposed edge to window including the two existing side windows adjacentto the main entry door. Exterior trim to be 3/4" pvc trim , white for sizes noted. Provide 1" stealth trim where noted on drawings . Azak or Roma manufacturers are acceptable manufactures or equal . Use galvanized or stainless steel fasteners for all exterior work . Use double galvanized joist hangers and connectionsfor all treated wood per manufacturers recommendations. UseprefabricatedSimpsonfastenersas noted on the plans. Whereexposedusearchitecturalgradeprefinished connectors. Paint exposedbolt headsto matchblack finish. Division 7 Thermal and Moisture All exterior sealantto be Tremco Dymeric sealantor equal. Color to match materials. Stud wall insulation to be full 5 1/2 " R- 19 with applied kraft face vapor barrier All joints to be taped and sealed. Air / water infiltration barrier is part of the ZIP system sheathing Division 8 Doors and Windows Windows to be Anderson 100 series stationary, white with nailing flange, energy star rated with Low E insulated glass or equal. Interior doors to be 1 3/8" solid core flush wood birch veneer panel Interior fire rated doors to be mineral core flush with birch veneer Hardware to be Reliabilt Dallas lever in satin nickel for interior doors Hollow metal door frames to be Trudoor KD . Fire rated where noted Kane bolt latch to be Rockwood surface mounted to head of door Painting Interior paint to be SherwinWilliams Pro Mar interior acrylic latex ,scrub able (low VOC content) or equal. One coat primer and two top coats for walls and ceiling. Walls to be satin, ceiling to be flat . All doorsto havetops andbottomedgesprimed and finished Division 15 Mechanical Removeexisting Quiet sideheatpump and split systemunit from interior including all wiring . Turn over the units to Indian lake Borough for future reuse . Remove existing water source wall units from vestibule and meeting room and cap all lines . Remove lines from distribution unit in employee maintenancerest room . Cap lines Mechanical system to be Fujitsu Alpine air , Blueridge or equal. Heat pump to be 27,000 BTU (2.3 ton) 3 zone 23.5 SEER2 Inverter . Refrigerant to be R-410A XM1 or equal. Provide all necessarypiping , electrical wiring and line enclosurefor exterior connectionsto split system units . Provideall necessarypiping, electricalwiring and line enclosurefor interior connectionsto wall mounted air units . Provide eachunit with hand held control units matching the unit systems. Follow the IBC mechanical code 2021 for all installations . Division 16 Electrical . Remove abandoned electrical outlets , wiring and light fixtures that are noted to be removed and no longer used. Reviseelectrical panel" A" where old breakersare removedand install new breakersper use. Installnew 130/240V serviceline to newmechanicalheatpump. Verify if theexistingjunction box that services the existing 115v heat pump is acceptable. Remove any abandoned electrical lines from existing mechanical units that are to be abandoned . All work to be conforming to the 2021 National Electrical code. Contractorto coordinatethe circuiting and provide a balancedelectrical panel. Provide electrical connections for mechanical equipment. Provide electrical connections for all appliances . Seeelectrical schedulefor light fixtures or provide equal quality fixtures . All exteriorreceptaclesto be water proof coversover GFI outlets. All interior receptaclesto be GFI if within 6' of any plumbing fixtures. Smokedetectorsto be hardwiredthe existing systemcontrol and coordinatedwith existingsystem. Contractorto install wiring for phoneandcableinstallation. Locationsareto be locatedon architecturalplans. Install new emergencyexit sign and lighting as noted. Seeelectrical schedule.
