Paving and renovation of a swimming pool in Orange, Connecticut. Completed plans call for the renovation of a swimming pool.

Award expected 4/8/2026 The work consists of furnishing all labor, material, supplies, equipment, tools, and incidentals necessary to remove the existing membrane roofing and roof insulation (note: Contractor is not required to remove areas of existing vapor barrier that are well adhered to the roof deck, but must remove all loose existing vapor barrier), and to install new self-adhesive vapor barrier over the entire roof, R-30 polyiso insulation, 1/2 " cover board, and EPDM membrane roofing, and to perform all related work. Work includes replacement of the pool main, mezzanine and lobby roofs (refer to attached site plan). Contractor shall provide a portable restroom to be used by its workers and subcontractors. At the completion of the project, the contractor shall clean the work area and remove all debris, materials, tools, and equipment from the site. Work shall be performed in accordance with the attached Technical Specifications. The base bid price is for a 60 mil EPDM membrane roof with a 20-year warranty. An add alternate price is requested for a 90 mil EPDM membrane roof with a 30-year warranty. An add alternate price is requested for the replacement of the pool clerestory windows. This work includes removing and disposing of the existing clerestory windows and exhaust fans; modifying the window and fan openings as necessary to accommodate new windows; and installing new clerestory windows. New windows shall be installed to replace the existing exhaust fans. New windows shall have reduced rough opening height, with the bottom of new windows raised to increase vertical wall height between the top of the proposed mezzanine roof and the bottom of the window openings to a minimum of 12 inches. New windows shall be 4" thickness Kalwall translucent wall system or approved equal. Submittals shall include product brochures, specifications, and drawings; installation and operation manuals; drawings showing layout, dimensions, and other information as required by the town and by the building code for proposed new windows and window opening modifications. An add alternate price is requested for the replacement of the pool clerestory windows and exhaust fans. This work includes removing and disposing of the existing clerestory windows and exhaust fans; modifying the window and fan openings as necessary to accommodate new windows and fans; and installing new clerestory windows and exhaust fans. New windows and fans shall have reduced rough opening height, with the bottom of new windows and fans raised to increase vertical wall height between the top of the proposed mezzanine roof and the bottom of the window and fan openings to a minimum of 12 inches. New windows shall be 4" thickness Kalwall translucent wall system or approved equal. Exterior louvers matching the translucent wall system frame color shall be installed at the exhaust fan locations. New exhaust fans shall be aluminum and shall have shutters that close by gravity when the fans are off. New exhaust fans shall be variable speed, with controls located in the mezzanine mechanical room. Each fan shall have a maximum air flow rating of at least 4,700 cubic feet per minute (cfm). Submittals shall include product brochures, specifications, and drawings; installation and operation manuals; drawings showing layout, dimensions, and other information as required by the town and by the building code for proposed new windows, exhaust fans, and window and fan opening modifications. An add alternate price is requested for the replacement of existing perimeter wood blocking found to be rotted after roof removal. Replacement wood blocking shall be new Southern Yellow Pine dimensional lumber. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
