The Putnam County Board of Education solicits proposals from prequalified firms to provide Construction Manager at Risk (CMAR) services for the construction of a new middle school facility in Hurricane, West Virginia. The selected firm will deliver preconstruction services during the design phase and full construction phase services, including developing a Guaranteed Maximum Price (GMP), for an approximately 150,000 square foot building to serve about 850 students in grades 6-8. The facility will include a two-story classroom building, full-size and auxiliary gymnasiums, a 1,200-seat auditorium, STEAM/Media area, kitchen, cafeteria, administrative and support spaces, staff and visitor parking, separate bus and parent loops, event parking, outdoor learning areas, and a practice field. The CMAR will be responsible for constructability reviews, cost estimating, value engineering, scheduling, coordination with the architect/engineer and the Board, subcontractor procurement and management, quality control, safety management, construction scheduling, project cost control, compliance, project closeout, and documentation. Bonding and insurance requirements apply. Technical and price proposals are required, with evaluation based on qualifications, experience, project approach, key personnel, safety record, and proposed fees.
