Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a one-unit multi-residential development.
The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including Unit of Occupancy Permit, and all other incidentals required to complete renovation work at 453 Manse Ct (3BR), McCulloh Homes, as requested by HABC, in accordance with all applicable federal, state, and local regulations. Work includes removal and proper disposal of all trash, furniture and miscellaneous items in the unit; supply and installation of roll shades, closet shelving/rods, interior handrails, and final cleaning. Bathroom work includes supply and installation of an exhaust fan, vanity cabinet and bowl, 16-inch elongated toilets and seats, medicine cabinet, 5-piece bathroom accessories, bathtub, ceramic tile, Delta tub faucet, drain cover plate, metal traps and supply lines under the sink, and shower rods and hardware. Kitchen work includes supply and installation of HUD Severe Use base and wall cabinets, Wilsonart Black Granite laminate countertops, Broan #4100 range hood, black backsplash, single bowl stainless steel sink and faucet, and metal traps and supply lines. Mechanical and plumbing tasks include inspection and repair of gas and water distribution, repair of leaks throughout the unit, and running a snake through kitchen and bathroom drain pipes. Electrical work involves supply and installation of all switches, receptacles, GFI's, A/C outlet, and metal cover plates. Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: o Walls and ceilings shall be painted with two finish coats eggshell latex. o Kitchen and bathroom walls & ceilings, and all doors, wood windows and wood trim shall receive a semigloss final finish coat. o Paint All radiators Front and Back. Bath and Kitchen (Semi-Gloss), Bedrooms and all other areas (Flat) o The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. o Scrape and Paint All outside Canopy (Terracotta Red) and all outside handrails (Black)and drain pipe o Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). Flooring: 1. Supply and install lifeproof Rigid Core Luxury Vinyl Flooring throughout entire unit 2. All floors must be level before applying flooring... 3. Supply and Install all treads and risers with vinyl treads and risers 4. Supply and install 6" baseboards and 3/4 Round shoe molding and caulk throughout unit. Bidders must comply with all specified attachments regarding wage decisions, insurance requirements, contract conditions, debarment certification, Section 3 clause, and Section 3 requirements. Bids must be signed and submitted via Bonfire by the stated deadline. HABC reserves the right to reject any or all bids, waive irregularities, make single or multiple awards, accept or reject items or combinations of items, amend or cancel the solicitation, and reject materially unbalanced bids. All work must be substantially completed within thirty (30) calendar days after issuance of the Notice to Proceed.
