Renovation of a mixed-use development in Darien, Illinois. Completed plans call for the renovation of a educational facility; and educational facility.
Sealed bids are invited for the 2026 Renovation Work at Concord Elementary School and Cass Jr. High School. The work includes General Contract Work encompassing all trades. Bidders must submit proposals in accordance with the proposed Contract Documents. Bidders are required to complete the Bidder Responsibility process as described in Section 01 00 00 - Bidder Responsibility Criteria by submitting the necessary documents along with their sealed bid. All bids must be accompanied by a Bid Guarantee (Bid Bond, Certified Check, or Bank Draft) equal to at least ten percent of the bid amount. The successful bidder must provide a Performance Bond and a Labor and Material Payment Bond for the full contract amount. This contract is subject to the Illinois Prevailing Wage Act. The Owner reserves the right to reject any or all bids and to waive any informalities in bidding. Location - 2026 Renovation Work, Concord Elementary School located at 1019 Concord Place, Darien, Illinois 60561; Cass Jr. High School located at 8502 Bailey Road, Darien, Illinois 60561 for Cass School District 63 in Darien, DuPage County, Illinois Concord Elementary School – the removal and replacement of flooring and base, ceiling and lighting replacement, and renovation to provide a new STEM lab. The renovation work includes but is not limited to demolition, gypsum board and framing work, patching, painting, plastic laminate cabinets, carpet tile; and fire protection, electrical, mechanical, and plumbing systems. Cass Jr. High School - the removal and replacement of an operable partition. The renovation work includes but is not limited to demolition, gypsum board and framing work, patching, painting, structural steel, and electrical systems. The estimated construction cost of this project including Base Bid and Alternates is between $1,400,000 – $1,700,000. Question Deadline 04/09/2026 Should a bidder find discrepancies in or omissions from the drawings or documents, or should he be in doubt as to their meaning, he shall at once notify the Architect, at least five (5) days before bids are due, who will send written instructions in the form of an addendum to all bidders. Neither the Owner nor the Architect will be responsible for any oral instructions.
