The project consists of renovations to multiple areas at the Sault Ste. Marie Area Public Schools (SSMAPS) High School. The scope includes a complete renovation of the gym locker rooms and bathrooms, a new ADA compliant stair and elevator, the conversion of the existing pool area into a new multi-purpose/gymnasium room, and renovations to the second floor gym mezzanine space. Bids are invited from trade contractors for the following categories: Selective Demolition, Concrete, Masonry, Structural Steel, General Trades, Drywall & Acoustical, Flooring & Tile, Painting, Gymnasium Equipment, Elevator, Fire Protection, Mechanical, Electrical, and Asbestos Abatement. Work must follow the provided drawings, specifications, and project manual. Bid proposals must be submitted via Procore, including a scanned copy of the completed Construction Manager Bid Form and all required attachments. Fax or email bids are not accepted. Bids sent to the offices of the Owner, Construction Manager, or Architect will be rejected. Bidders are responsible for obtaining all bid documents and addenda through the provided Procore link. All Requests for Information must be sent in writing to the Construction Manager. A mandatory pre-bid conference is required for certain trade categories, with other contractors welcome to attend. Bid proposals must be valid for sixty days. A Bid Security of 5% of the base bid is required, and Performance and Payment Bonds for 100% of the bid amount must be provided. The Owner reserves the right to accept or reject any or all bids and to waive informalities or irregularities. Spence Brothers, as Construction Manager, will oversee the project and award contracts by bid division. Selected bidders may be required to attend post-bid interviews for proposal and scope of work review prior to contract award.
