Remodeling of an office development in Glenwood Springs, Colorado. Completed plans call for the remodel of a 290-square-foot office development.

Reference Number 0000418343 Source ID PU.AG.USA.2386.C12180251 Piggyback Contract No Qualified contractors are invited to bid on the remodel of office space within the Hanging Lake Tunnel, access will be coordinated with CDOT staff to allow for lane closure to access an overhead door inside of the west bound I -70 tunnel. This is an existing CDOT facility that houses offices, conference rooms, maintenance facility and an emergency traffic control center. The project will be limited to remodeling two offices and converting them to three offices. There is no exterior work on this project. Scope of Work includes interior demolition, framing, install new ceiling grid, interior doors and windows, distribution HVAC, electrical outlets, data and lights. PROJECT DESCRIPTION: Qualified contractors are invited to bid on the remodel of office space within the Hanging Lake Tunnel, access will be coordinated with CDOT staff to allow for lane closure to access an overhead door inside of the west bound I -70 tunnel. This is an existing CDOT facility that houses offices, conference rooms, maintenance facility and an emergency traffic control center. The project will be limited to remodeling two offices and converting them to three offices. There is no exterior work on this project. Most of the parking for this project will be remote and around two miles from the project. Most of the workers for this project will be required to shuttle into the site using CDOT shuttles. This will be a daily routine for this project. The facility at the project site will have two parking spaces dedicated to the General Contractor and limited laydown space will be available. Deliveries of material for this project will require coordination with the CDOT staff. This is a functioning CDOT facility and it will be required to maintain this functionality throughout the project. The remodeled office is located directly adjacent to the Emergency Control Center. This will require special attention to dust mitigation, sound control and there will be limited space. The utilities used in this remodel are limited to the electrical utility, the electrical service to this facility does not need to be modified for this project, the power needed is available but should be investigated for routing and access. The remodeled space is protected by a Halon suppression system; this system will need to be modified to accommodate the new layout. This project will include all new finishes in the remodeled spaces. SCOPE OF SERVICES: The following documents will be available on Bidnet and summarized at a mandatory pre-bid meeting: Drawings and Specifications by the CDOT Architect, Mechanical, and Electrical Engineers from 3CE. This Scope of Work, and all the Bid documents should all be referenced during bidding and any contradictory information should be brought to the attention of CDOT; misunderstanding of any of the Bid Drawings, Specification and/or Scope of Work will not be grounds for change orders after the bid question period. Demolition: Prior to any site-disturbing activities, the Contractor will be responsible for locating all pertinent utilities. 1. Demolish the wall between the two offices as shown on the demolition plan. 2. Remove all floor and wall finishes as shown on the demolition plan. 3. Remove existing suspended ceiling tile and grid. 4. Remove mechanical duct as shown on the mechanical drawings. 5. Remove existing window in office as shown in demolition plan. 6. Remove existing electrical as shown on the electrical drawings. Flooring: 7. The existing floor is a suspended floor, the GC to investigate this suspended floor prior to construction. Walls: 8. Install new metal-framed walls and substrate as shown on the floor plan. 9. Install new wall where old window was removed. 10.All office walls and new walls to be 5/8” gyp. Bd. And should be taped mudded and finished as shown on the drawings. 11. Support all new walls from the top of wall and connect to a fixed structure, use compressible head tracks. Ceilings: 12. Install new grid and acoustic tile as shown on the RCP Doors / Windows: 13. Install one new door and frame as shown on the drawings. 14. Install three fixed windows and frames as shown on the drawings. 15.
