Renovation of a mixed-use development in Detroit, Michigan. Completed plans call for the renovation of a educational facility.

A satisfactory Bid Bond executed by the Bidder and Surety Company, in an amount equal to not less than five percent (5%) of the maximum proposal amount shall be submitted with each Proposal, which amount may be forfeited to the Board of Governors, Wayne State University, if the successful Bidder refuses to enter into a Contract within ninety (90) days from receipt of Proposals. Performance Bond and Labor and Material Payment Bond shall be from a surety company acceptable to the Owner and made payable as follows: (1) A bond for 100% of the contract award amount to the Board of Governors of Wayne State University and guaranteeing the payment of all subcontractors and all indebtedness incurred for labor, materials, or any cause whatsoever on account of the Contractor in accordance with university policy and the laws of the State of Michigan relating to such bonds. (2) A bond for 100% of the contract award amount to the Board of Governors of Wayne State University to guarantee and ensure the completion of work according to the Contract. Right to reject all proposals, either in whole or in part and to waive any irregularities therein is reserved by the Owner. Provide the administration, facilities, materials, equipment, labor, services, and expertise necessary to integrate the Work into the total building system so that no leakage into the roof system or building occurs. 1. This is a FM insured facility, and therefore, a RoofNav number is needed for each roof system install on this project. While FM does not have listings for wood decks, please utilize an approved system over a steel deck. B. Roof System Description 1. Roof Area A a. Prepare existing roof area and provide new roof system (underlayments, shingles, and flashings): 1. Remove and dispose of the existing roof system down to the deck. 2. Inspect existing deck: Replace and repair as required. Refer to the deck section, unit cost, and allowances. (a) Bid to include an allowance of 5,000 square feet of deck replacement. Allowance to be adjusted on a unit price basis on the Bid Form. 3. Install synthetic shingle underlayment and ice and water membrane as shown in drawings. 4. Attic ventilation: (a) Provide (10) ten rooftop-mounted, attic exhaust ventilators. (i) Include cost for all electrical work by an electrical contractor who is fully licensed and approved by Owner. (b) Provide intake vents to equal exhaust requirements. (i) Intake vents shall be integrated into the shingles, such as GAF Cobra IntakePro or SmartVent by DCI. 5. Install 30-year dimensional shingles per the manufacturer's recommendations to meet warranty requirements. 6. Install new 24-gauge pre-finished coping metal at all high walls. Include all coping replacement for high walls in the base bid. 7. Provide a fully adhered fleeceback PVC membrane at perimeter walls as shown in drawings. 8. Flash all penetrations per NRCA and/or manufacturer's recommended procedures, and as indicated on drawings. 2. Roof Area B a. Prepare existing roof area and provide new roof system (insulation, membrane, flashings): 1. Remove and dispose of the existing roof system down to the deck 2. Inspect existing deck: replace and repair as required. Refer to the deck section, unit cost, and allowances.3. Provide (1) one layer 2.0-inches thick polyisocyanurate roof insulation, mechanically fastened. 4. Provide (1) one layer 0.5-inch thick high-density cover-board, in adhesive. 5. Provide a fully adhered 60 mil, fleeceback PVC roof system and all associated flashing. 6. Flash all penetrations per NRCA and/or manufacturer's recommended procedures, and as indicated on drawings. 3. Gutter Areas - C, D, E, F, G, H, J, K, L, M, N, O, P, Q, R, S, T, & U a. Prepare existing roof area and provide new roof system (insulation, membrane, flashings): 1. Remove and store the gutter heat cable to be reinstalled after construction. 2. Remove and dispose of the existing roof system down to the deck. 3. Inspect existing deck: Replace and repair as required. Refer to the deck section, unit cost, and allowances. (a) Bid to include an allowance of 500 square feet of deck replacement. Allowance to be adjusted on a unit price basis on the Bid Form. 4. Provide drain inserts at each drain. The insert pipe must be long enough to engage into the existing plumbing pipe. 5. Provide 1/16-inch per foot tapered polyisocyanurate roof insulation, minimum 0.5-inch thick, loose-laid. 6. Provide (1) one layer 0.5-inch thick high density cover-board, mechanically fastened. 7. Provide a fully adhered 60 mil Fleeceback PVC roof system and all associated flashing. (a) Membrane to be run in same direction as gutter to eliminate/minimize seams in the gutter. 8. Flash all penetrations per NRCA and/or manufacturer's recommended procedures, and as indicated on drawings. 9. Re-install gutter heat cable. C. Provide those incidental items necessary to affect a finished and complete job, even though such items are not shown or particularly mentioned. Due date for questions is April 9, 2026, 12:00 noon.
