Renovation of a theater / auditorium in Rockford, Illinois. Completed plans call for the renovation of a theater / auditorium.
Decorative plaster repairs are required at the Coronado Performing Arts Center. Bids will only be accepted from vendors who attend a mandatory pre-bid meeting for reviewing job-site conditions, specifications, and other pertinent project information. Each bidder must submit the information specified for compliance with State of Illinois Fair Employment Practices laws and the City of Rockford's Ordinance on Equal Employment and Business Opportunity. All contracts are subject to the Illinois Prevailing Wage Act. The City reserves the right to accept or reject any and all proposals and to waive technicalities. The City of Rockford requests bids from qualified vendors to provide all labor, materials, equipment, and supplies necessary for Coronado Performing Arts Center (CPAC) repairs at 314 N Main St. as described in these specifications. The work consists of plaster restoration, surface cleaning, painting, replication of historic elements and conservation work within the historic theatre interior. Provide all labor, materials, tools, equipment, supervision, and specialized craftsmanship necessary to perform historic plaster restoration, painting and conservation work within the theatre auditorium, historic lobby(s) and exterior soffit of Marquee, including but not limited to: Primary focus areas: auditorium vertical walls & under-balcony ceiling, historic lobby & foyer walls, ceiling, doorways and exterior marquee soffit. Field verification, documentation, and photographic recording of existing historic plaster conditions Protection of historic finishes, architectural elements, seating, stage components, and adjacent work Careful removal of loose, failed, or non-original plaster materials as required Stabilization and consolidation of existing historic plaster substrates Repair of cracks, delamination, and surface loss using compatible materials and methods Restoration repair of ornamental plaster elements including cornices, friezes, medallions, ceiling panels, columns, arches, proscenium details, and decorative relief Fabrication of molds and profiles to accurately replicate original historic details Installation of new plaster to match existing profiles, textures, and character Patch, skim coat, and surface preparation suitable for historic paint or finish systems Priming surface areas to be replicated to provide stable painting foundations Application of (2) finish coats of paint matched to original colors to provide a consistent look. Coordination with architect, preservation consultant, and other trades as required Mobilization / demobilization Final cleanup specific to restoration work scope 4.2 Example of exclusions: Major structural stabilization or engineering repairs Hazardous material testing, abatement or remediation Removal of significant non-plaster architectural elements Electrical, mechanical, fire protection, audio/visual, or lighting work Extensive scaffolding, custom rigging, or theatrical access systems unless specifically included Conservation of wood, stone, metal, fabric etc... 4.3 Work times to be agreed to between COR and awarded vendor, knowing that minimal disruption to work flow needs to be considered. Tentative theatre shutdown scheduled for (4) weeks beginning mid-July through midAugust 2026. Work performed within and outside of the theatre shutdown timeframe will be standard weekday working hours and will be coordinated with the City representative. Workday availability performed outside of the shutdown window will vary due to scheduled performances
