Site work and new construction of a multi-residential development in Cranbrook, British Columbia. Completed plans call for the construction of a 50-unit multi-residential development; for site work for a multi-residential development; 33,000-square-foot, five-story above grade, 50-unit multi-residential development; and 80-unit multi-residential development.
BC Housing is seeking a Construction Manager with demonstrated experience in providing the Services under a CCDC-5B - Construction Management at Risk contract to team up with a Manufacturer(s) (Light Wood Frame and /or Cross Laminated Timber) to deliver the Deliverables for the following proposed building projects (each a “Project”, collectively, the “Projects”): Site A – 209 16 Ave N, Cranbrook, BC. The anticipated construction budget is $25 million dollars. Site B – 1118 Glenfair Dr, Kamloops, BC. The anticipated construction budget is $36.4 million dollars. Site C – 530 Carson Avenue, Quesnel, BC. The anticipated construction budget is $22.3 million dollars. Site A - 209 16 Ave N, Cranbrook, BC An operator will be selected using NRFP to operate the facility, post-construction through a long-term operating contract with BC Housing. The anticipated construction budget is $25 million dollars. The building should incorporate the following functionality: Estimated 50 Supportive Housing units Unit mix ranging from studios to one-bedroom units Office space for building Operator’s staff Amenity room Commercial kitchen and dining space Universal washroom Staff washroom Common laundry room(s) Limited general storage room Janitorial closet(s) Scooter room Elevator Site B - 1118 Glenfair Dr, Kamloops, BC The current operator, Interior Community Services (ICS), will be working with each household 1 on 1 to find alternate units to suit there needs. Once Phase 1 is constructed those not impacted by Phase 1’s demolition will be relocated into the new Phase 1 building and demolition will proceed on the rest of the site. The anticipated construction budget is $36.4 million dollars. Project Partners include: City of Kamloops Interior Community Services BCH Operations (interior team) BCH Provincial Redevelopment Program DASH project teams Citizen Services and Infrastructure (CITZ) May also include other stakeholders as needed Site C - 530 Carson Avenue, Quesnel, BC The project intends to provide 50 units of housing for individuals experiencing or at risk of homelessness, operated by the Quesnel Shelter & Support Society (which operates similar long-term housing and shelter projects in the area). The project anticipates providing 50 studio units, along with associated service/support spaces: Commercial kitchen Shared, commercial-grade laundry facility Dining & training lounge Reception, manager, and tenant support offices Harm reduction & medical room Staff room The building design is underway and many specifics are yet to be defined, however the intention is for the project to be delivered as a pilot under the DASH program, utilizing a standardized kit of parts and panelized prefabrication techniques. At a high level the project anticipates 4-5 storey, light wood frame building over crawlspace, with surface parking. Gross floor area is planned at approximately 33,000 square feet. The building will be targeting the BCBC minimum (Step Code 2), using a heat pump primary mechanical system with natural gas backup. The anticipated construction budget is $22.3 million dollars.
