Scorpio has been selected as the construction manager for the SFM Unit 4 Roof & HVAC Repair (1129) and Palatka SFM Combined Improvements (1146) project. The SFM Unit 4 Roof & HVAC Repair project involves decommissioning the existing HVAC rooftop units, low sloped built up roofing, flashing, and insulation systems, down to the existing structural wood deck. The work includes installing a temporary membrane/vapor barrier, a 1/4" per foot tapered isocyanurate insulation with a 1/2" high density coverboard for an overall average R-25 insulation value to meet FBC wind uplift requirements. A hybrid fully adhered modified bitumen interply roofing membrane and fully adhered high solar reflectance index (SRI) 80 mil polyvinyl chloride (PVC) roofing and flashing system must be installed to provide a roofing manufacturer's standard 20 year warranty. Individual mini-split air handling units will be installed for each office space. The Palatka SFM Office Remodel project, located at 225 US-17 in East Palatka, Florida, consists of an interior renovation of approximately 561 GSF within an existing 3,200 GSF building. The scope includes selective demolition of existing interior partitions and finishes, followed by new construction and finishes within the current configuration of Seal Room 003A, Market Front Office 003, Restroom 003, and Restroom 0016. Work also includes upgrades to the mechanical, electrical, and plumbing systems. Bids must comply and be submitted in accordance with the project contract documents, plans, and specifications.
