UNLV seeks an experienced and qualified Nevada-licensed general contractor to serve as the Construction Manager at Risk (CMAR) to provide services for the Tonopah HVAC Re-pipe project, including Pre-Construction Phase(s) and, if the proposed GMP(s) is (are) accepted, to proceed with the Construction Phase(s). The project consists of multiple phases addressing critical HVAC repiping and modernization of campus elevator systems. The CMAR is responsible for developing the construction schedule, recommending design and construction phasing to minimize system outages and building disruption, identifying long-lead items such as HVAC air handling components, piping materials, and specialized elevator equipment, refining the phased construction strategy to ensure continuous building occupancy, coordinating mechanical shutdowns with low-impact academic periods, initiating discussions with approving agencies and state inspectors during the design phase to expedite plan reviews and permit issuance, and proactively engaging with specialized mechanical and elevator subcontractors to establish their commitment to the project's technical requirements, budget, and schedule objectives. The project must comply with OSHA and all applicable federal, state, and county statutes, regulations, and codes. Bidders must be qualified as bidders with the State Public Works Division of the Department of Administration for the required cost category.
