Scope of Services – Elevator Maintenance Agreement for 6 elevators in 4 Town of Los Gatos facilities. The contractor shall provide monthly elevator service, including lubrication, inspection, safety device testing, cleaning of pits and machine areas, door operator inspection and adjustment, and provide corrections and estimates for repairs to ensure safe and functional operation. The agreement includes expedited repairs and support for State of California inspections, emergency troubleshooting, repair or replacement of worn or defective components, and monthly service reports, annual condition assessments, and maintenance logs for each elevator. Contractors must possess and maintain a C-11 Elevator Contractor License with the State of California, and all elevator work must be performed by or supervised by a Certified Competent Conveyance Mechanic (CCCM). The contractor shall propose repairs and improvements to adhere to codes and requirements (ADA, ASME, CBC, CCR, NEC, NFPA). Emergency on-call response is required for the Library and Theatre, with a one-hour response time for entrapments and four hours for non-entrapment diagnostics and repairs.
