Site work and renovation of a mixed-use development in Columbus, Ohio. Completed plans call for the renovation of a municipal facility; and for site work for a water / sewer project.

The ODNR Mineral Resources Management kitchenette project consists of expanding an existing second-floor kitchenette by removing finishes and a non-load-bearing wall, then constructing a new, enlarged space with updated cabinetry, countertops, flooring, and finishes, while adjacent areas remain occupied. Work includes furnishing and installing new base and overhead casework, laminate (or alternate solid surface) countertops, LVT flooring with cove base, patching and painting walls, and providing a new refrigerator with ice maker. Plumbing scope includes installing new domestic water and sanitary lines, adding an ADA-compliant sink and faucet, tying into existing venting or providing an air admittance valve, and securing required State of Ohio permits. Electrical and mechanical work includes providing dedicated and GFCI receptacles, wiring and switching, and installing three new exhaust fans with ductwork to the exterior for the kitchenette and both restrooms. The contractor is responsible for all coordination, permits, inspections, submittals, and closeout in an occupied facility environment. Location 2045 Morse Road, Building H2 Columbus, OH 43229 The current footprint is approximately 8'-6" x 6". Work will require the removal of the existing finishes, refrigerator, door frame, and opening up a nonload bearing wall for expansion. New kitchenette to receive new base and overhead casework. Minimum of four (4) base cabinets are to be provided and installed. Basis of Design for casework is Panolam. Countertop with backsplash to be laminate, Color by Owner. ALTERNATE: Provide Corian solid surface countertop with backsplash. Color to be selected by Owner from Groups 1-3. Flooring to be provided, Luxury Vinyl Tile, Mohawk, Hot Heavy II Collection, Color by Owner. Provide 6" vinyl cove base by Johnsonite, Color by Owner. Sink to be stainless steel, single bowl drop-in ADA sink. Basis of Design is Elkay, size to be 22"x25". Sink Faucet to be Delta Deckmount, 8" Deck- Cer-Teck ceramic structures, Model # 26C3944. Gooseneck spout and paddle handles. All plumbing connections for a fully functioning system are to be included by the awarded contractor. Permitting is also to be included for a State of Ohio Industrial Compliance permit. Electrical will be required for the addition of three (3) exhaust fans. Each fan will need to be on a separate electrical switch. The three (3) exhaust fans are to be installed in the following 2nd floor locations with duct work to exit the facility, 1) Kitchenette, 2) Men's Restroom, & 3) Women's Restroom. Exhaust fans will be sized and specified at the site visit and formally communicated via addendum. Provide, deliver, and install one (1) new refrigerator. Basis of Design, GE 17.7 cu. ft. counter-top depth, bottom freezer, with ice maker, finish: Stainless Steel. Provide a water filter for line feeding ice maker. Patch and paint all walls. Basis of Design, Sherwin-Williams primer and two (2) coats of finish paint. Color and sheen by Owner.
