Renovation of a mixed-use development in Des Plaines, Illinois. Completed plans call for the renovation of a water / sewer project; and office development.

The scope includes removal and disposal of air handling units and rooftop condensing equipment, removal and disposal of restricted fresh air and exhaust ventilation systems, replacement of outdated equipment with energy-efficient models, upgrade of pneumatic controls to direct digital control (DDC) for improved accuracy and system monitoring, optimization of air distribution and temperature regulation throughout all building spaces, enhancement of ventilation to comply with current codes, reduction of energy and maintenance costs, increase of system reliability for uninterrupted operations, addition of cooling to the electrical room using a variable refrigerant flow system and 5 tons of cooling, replacement of all air handlers and rooftop condensing units with modern, efficient models, installation of variable frequency drives (VFDs) on fan motors for energy savings, implementation of DDC systems for advanced/ flexible control, upgrades to ductwork and diffusers for improved air delivery, enhancement of general intake and exhaust ventilation, addition of humidity control and advanced filtration as needed, installation of a rooftop unit (RTU) dedicated to newly created office space providing heating, cooling, and ventilation tailored to office occupancy and comfort, provision and installation of a new Building Automation System, and any additional work required to ensure a well-constructed project including all required safety measures and clean-up tasks. The contractor must work in a deliberate and safe manner, with safety of the public, NSMJAWA staff, and contractor's employees as a top priority, maintain a neat work environment, properly clean and dispose of debris, and neatly store all tools daily. All work will be performed at the NSMJAWA Main Pumping Station Building 941 and constructed in a logical process developed by the contractor and approved by the Engineer and NSMJAWA. Contractors must meet local and state prevailing wage requirements. Instructions to bidders include: submission of a Bid Bond in the amount of ten percent (10%) of the total bid, provision of Performance and Payment Bonds, all interested bidders must submit their ONLINE Bid and Proposal through the www.questcdn.com portal for an additional QuestCDN fee, and reference QuestCDN project number 10026648. Complete digital project bidding documents are available at www.questcdn.com. Remove and dispose of the air handling units and rooftop condensing equipment. Remove and dispose of the restricted fresh air and exhaust ventilation systems. Replace the outdated equipment with energy-efficient models. Upgrade the pneumatic controls to direct digital control (DDC) for better accuracy and system monitoring. Optimize the air distribution and temperature regulation throughout all building spaces. Enhance the ventilation in compliance with current codes. Reduce the energy and maintenance costs. Increase the system reliability for uninterrupted operations. Add cooling to the electrical room by using a variable refrigerant flow system and 5 tons of cooling. Replace all air handlers and rooftop condensing units with modern, efficient models. Install variable frequency drives (VFDs) on fan motors for energy savings. Implement DDC systems for advanced and flexible control. Upgrade ductwork and diffusers for improved air delivery. Enhance general intake and exhaust ventilation. Add humidity control and advanced filtration as needed. Install a rooftop unit (RTU) dedicated to the newly created office space, providing heating, cooling, and ventilation tailored to office occupancy and comfort requirements. Provide and install new Building Automation System. Any additional appurtenant work required to make this a well-constructed project, and all required safety measures and clean-up tasks to insure a successful project. The Contractor will work in a deliberate and safe manner. The safety of the Public, and the NSMJAWA Staff and the Contractor’s Employees is the TOP PRIORITY. The Contractor will work in a neat fashion and ensure a clean work environment.
