Renovation of a multi-residential development in Tuba City, Arizona. Completed plans call for the renovation of a multi-residential development.

Qualified contractors are invited to submit proposals for comprehensive residential rehabilitation services for homes located throughout the Hopi Villages and the Yuwehloo Pahki community. The scope of work includes electrical repairs and upgrades, plumbing repairs and replacements, flooring and subfloor repair, drywall repair and replacement, insulation improvements, foundation stabilization, erosion mitigation, and ADA-compliant accessibility modifications as required. The Contractor shall perform a comprehensive site assessment for each assigned residence prior to commencing work. The assessment shall evaluate the condition, integrity, and performance of all major building systems and components, including: 1. Electrical systems (panels, wiring, grounding, load capacity) 2. Plumbing systems (supply, waste, fixtures, valves, leaks, corrosion) 3. Flooring systems (finish materials, subfloor condition, moisture damage) 4. Wall and ceiling systems (drywall integrity, cracking, water damage) 5. Insulation and thermal performance 6. Foundations and structural elements (settlement, cracking, movement) 7. Drainage and erosion conditions 8. Doors and windows (condition, weather sealing, energy performance) 9. Accessibility conditions and barriers Rehabilitation Work i. Electrical Systems 1. Repair or replacement of deficient wiring 2. Panel upgrades and breaker replacement as required 3. Installation or replacement of outlets, switches, and fixtures 4. Grounding and bonding improvements 5. Work shall comply with the National Electrical Code (NEC) ii. Plumbing Systems 1. Repair or replacement of water supply and drain lines 2. Fixture replacement and installation 3. Installation or replacement of shut-off valves 4. Leak detection and mitigation 5. Testing to confirm system performance iii. Flooring Systems 1. Removal and proper disposal of deteriorated flooring materials 2. Inspection and repair of subfloor systems 3. Surface preparation and installation of new flooring suitable for residential use iv. Wall and Ceiling Systems v. Drywall repair and replacement vi. Patching, taping, and finishing vii. Correction of water-damaged or compromised assemblies d. Insulation i. Installation or replacement of insulation to improve thermal efficiency and moisture control e. Doors and Windows i. Removal of deteriorated units ii. Installation of energy-efficient replacements iii. Weather sealing, flashing, and hardware installation f. Structural and Site Improvements i. Minor foundation repairs and crack remediation ii. Soil stabilization and grading corrections where required iii. Drainage improvements and erosion mitigation measures g. Roofing Improvements i. Repair or replacement of existing roofing systems, including removal of damaged or deteriorated materials and installation of new roofing assemblies ii. Inspection and repair of roof structural components, including decking, underlayment, flashing, and load-bearing elements as required iii. Insulation of weatherproofing systems, including proper sealing, drainage control, and integration of materials to prevent leaks and improve durability h. Accessibility Improvements i. ADA-related modifications where required, including: 1. Ramps 2. Doorway widening 3. Threshold adjustments 4. Grab bars 5. Accessible kitchen and bathroom features Vendor questions must be submitted by April 22nd, 2026, responses will be issued on April 29th, 2026
