Renovation of a multi-residential development in Muldrow, Oklahoma. Completed plans call for the renovation of a multi-residential development.
As of May 12, 2026 the project has been awarded. The Housing Authority of the Cherokee Nation is seeking bids from interested parties for the rehabilitation of one home located in Sequoyah County. The work includes carpentry, HVAC, plumbing, sheet metal, and gutters. All work must be completed according to the work write-up, within 30 working days. Work should begin within two weeks of notification, with liquidated damages of $100.00 charged to the contractor for each working day of extension over the contract end date. To be considered a responsive or responsible bidder, both the Mandatory Bid Response sheet and the Work Write Up must be fully completed. To receive preference, bidders must be TERO certified through the Cherokee Nation Tribal Employment Rights Office, and proof of certification must accompany the submittals. The successful bidder will be required to comply with Tribal rules and regulations and TERO requirements. A purchase order will be awarded to the responsible contractor who provides the lowest, most responsive bid in accordance with the HACN Procurement Policy, subject to the availability of funds. Bids must be delivered by the deadline, and it is the bidder's responsibility to ensure delivery. Bids received after the deadline will not be considered. Bids will be accepted from Indian and Non-Indian bidders. The HACN reserves the right to determine if a bid meets the requirements, and to award a purchase order for the bid that is in the best interest of the HACN--including, but not limited to, total cost and capability of the bidder. The HACN also reserves the right to reject any and all bids. Bidders are responsible for any costs associated with preparing and submitting bids, and no bidder may withdraw their bid within 30 days after the due date. Indian preference will be given to bidders who provide proof of current certification from the Cherokee Nation Tribal Employments Office (TERO). This bid is subject to Section 7(b) of the Indian Self-Determination and Education Assistance Act (25 U.S.C.405 e), which requires preference in awarding contracts and subcontracts to Indian Organizations and Indian Owned Economic Enterprises to the greatest extent feasible. Cherokee Nation TERO requirements apply, including a fee of 1/2 of 1% of the contract award. The successful bidder must complete the TERO Labor Agreement and pay all applicable fees, including $25 per day per non-Indian employee working on the project. All fees and paperwork must be submitted to TERO for a contract or purchase order to be considered fully executed. Davis-Bacon Wage Rate #OK20260079, Modification Number 0, Publication Date 1-2-26 applies. Any state or Tribal law requiring payment of wage rates exceeding the corresponding Federal rate is inapplicable and will not be enforced.
