Site work and new construction of a multi-residential development in Grand Ronde, Oregon. Completed plans call for the construction of a two-story above grade, two-unit multi-residential development; and for site work for a multi-residential development.
Description of Project: Work consists of two, 2-story apartment buildings, with eight two bedroom units for a total of 8 units. The new apartment buildings are to be constructed on an open, largely flat site (Figure 4). The 2 buildings have 3,880 SF each for a total of finished interior area of 7,760 SF. Construction is conventional wood frame over reinforced concrete footings and foundations. All units will be built to Federal Housing Administration (FHA) standards, with one ground floor unit finished as accessible units and the remainder convertible. The building will be clad with composite cement board panels with battens & trim of similar material at the gables, with vinyl-framed unit windows and hollow-metal doors & frames at all exterior entrances. Roofing will consist of conventional 3-tab, Class B asphalt shingles over plywood sheathing, with pre-finished galvanized steel roof-edge fasciae, flashing & trim. Interior doors will be single-panel composite wood with wood frames. Interior finishes will include conventional painted gypsum board walls and ceilings, floors will be covered with sheet vinyl throughout, with wood base typically and self-coved vinyl base at kitchens and bathrooms. The work will include all Heating, Ventilation, and Air Conditioning (HVAC) equipment (electric resistance heating, ERV ventilation units, etc.) & associated ductwork; all plumbing (water supply/distribution piping, roof drainage, sanitary sewer, all associated plumbing fixtures & appurtenances, and a complete NFPA 13R sprinkler system); all electrical work (LED lighting, service panel, utility power distribution system, etc.); all required components of a complete fire alarm system (fire alarm pull station, monitoring, activation & alarm devices, etc.) and all necessary provisions for data and telecommunications distribution (service panels, controllers, hardwired and wireless distribution components, etc.). The work will also include excavation, site grading and site utility connections to existing utility lines in the street. Other site improvements include carports at each building (one covered space for each unit), asphalt paved improvements, as well as associated concrete curbs & sidewalks. Landscaping of the area around the new building, parking lot & street-side medians and adjoining areas is also included.
