Bid Awarded Monday, May 11, 2026 THE TOWN OF CORINTH VT IS REQUESTING PROPOSALS FOR ROOF MEMBRANE REPLACEMENT ON THE TOWN HALL. All bidders are encouraged to visit the project site on the day and time indicated, but a site visit is not required for bid acceptance. Question Deadline 04/29/2026 Bidder questions shall be submitted in writing via email to Norm Collette, Town Hall Facility Manager (normcollette5519@gmail.com) DeleteEdit Bids Open 05/07/2026 at 1:00 PM ET The intent of this Scope of Work is to provide a general overview of the project and is to be used in conjunction with the chosen roof system manufacturers' installation requirements such that the conditions of the roof system's warranty are satisfied. 1. Contractor and Owner shall review existing roof conditions prior to demolition such that ongoing (two areas of roof near southside eave that drain poorly) and/or other observed issues can be discussed and repair work identified. Contractor to include an allowance with bid indicating the anticipated cost to repair the existing low areas of the roof/eave areas. 2. The Town Hall will remain open for the duration of the project. The Contractor will coordinate work with the Owner such that access to the Town Hall by the public is maintained during normal business hours. 3. Work shall be completed such that no other sections of the Town Hall structure (roof, trim, siding, light fixtures, etc.) or surrounding exterior grounds (walkways, visitor vehicles, etc.) are damaged during the project. This shall include structural damage and/or the careless use of tar or other adhesive products. The cost of repairing and/or cleaning damage (labor and materials) identified by the Owner as having been caused by the Contractor will be the sole responsibility of the Contractor. 4. Contractor shall be responsible for preventing water intrusion into the existing structure during the project. Any water damage sustained by the building while the Contractor is completing their work will be the responsibility of the Contractor. The cost of repairing the damage (materials and labor) will be the sole responsibility of the Contractor. 5. Contractor will guarantee that the finished roof system, in workmanship and means of installation, meets the requirements of the roof system manufacturer such that the installed roof system is covered by the manufacturer's warranty. 6. Remove and dispose of existing roof membrane, flashing, edge metal, and/or trim. Damage to underlying roof system components by the contractor will be repaired at the contractor's expense. 7. Inspect existing polyisocyanurate insulation and remove and dispose of insulation that is wet and/or compromised with new insulation of like kind and thickness. 8. Inspect existing roof perimeter and wood blocking and remove and dispose of components that are wet and/or compromised with new 1/2 -inch CDX plywood (or approved equal) wood blocking cut to match the dimensions of the existing blocking. New wood blocking (and existing blocking) shall be fastened to the existing structure per the requirements of FM Data Sheet 1-49 (fastener type and spacing) or approved equal. 9. Furnish and install Carlisle Insulbase Tapered Polyiso ( 1/4 -inch slope and 20 psi) insulation (or approved equal) at eave edge per the manufacturer's requirements. 10. Furnish and install 1/2 -inch Carlisle SecurShield HD Polyiso Insulation (or approved equal) over existing roof insulation. New Insulation shall be mechanically fastened to the existing roof decking per the manufacturer's requirements. 11. Furnish and install Carlisle 60-mil Sure-Weld TPO Reinforced Membrane (or approved equal) using an induction-welded process per the requirements of the manufacturer. 12. Furnish and install new perimeter edge metal (min. 24-gauge) and 24-gauge, galvanized, continuous cleat. Edge metal shall be shop fabricated (profile to match existing) using manufacturer brand flat sheet metal and shall be included in the roof system warranty. 13. Furnish and install new TPO flashing at applicable locations such that the completed roof system meets the manufacturers' warranty requirements (min. 20 year and 55 MPH). 14. Furnish and install layer of traction material at the roof hatch access point. Alternate #1 1. Remove and dispose of existing roof hatch. Repair or reconfigure roof hatch framing as needed for new replacement hatch assembly. 2. Inspect the existing hatch framing/perimeter and wood blocking and remove and dispose of components that are wet and/or compromised with new pressure treated wood blocking of like dimensions. 3. Furnish and install new 30-inch by 36-inch thermally broken aluminum curb roof hatch assembly. 4. New roof hatch assembly, wood blocking, and flashing to be installed per new roof membrane system manufacturer's requirements. Specific Unit Costs to be Provided with Bid 1. Full replacement of existing 1-inch polyisocyanurate insulation, price per square foot provided 2. Full replacement of perimeter wood blocking with new 1/2 -inch CDX plywood (or approved equal) wood blocking cut to match the dimensions of the existing blocking, price per linear foot provided
