The project involves the John Still K-8 Modernization Project. Scope includes but is not limited to: campus-wide exterior and interior painting; classroom floor replacement; replacement of whiteboards and tackboards in classrooms; toilet room accessibility improvements; installation of new security cameras; site accessibility improvements; construction of a new unified administration building; walking pathway connecting the school sites to private developments south of the site; new landscaping throughout the site, including replacement of existing irrigation systems; construction of new play fields; installation of new fencing throughout the sites; and partial replacement of underground utilities. Preconstruction services are included, encompassing design/constructability and coordination review, value engineering, detailed cost estimating (including variables and options to meet the District's budget), development of the different trades' scope of work, and bidding and preparation of the Total Base Rent (TBR) and lease payment schedule. The modular building supplier is expected to participate in preconstruction services in connection with finalizing the design of the building. DSA approval, District approval of the initial or revised TBR, and issuance of a Notice to Proceed with the construction work is required before construction may commence. Project completion will be followed by a twelve-month post-construction occupancy period. The total estimated TBR is $20,000,000, divided among Preconstruction Services, Construction, and Post-construction costs including contingencies, fees, general conditions, bonds, insurance, and financing.
