The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following 1. Site Preparation & Foundation a. Minor Earthwork: Limited clearing, leveling, and grading of the building footprint. b. Excavation: Digging for localized concrete footings and pier locations. c. Concrete Work: Setting forms, reinforcing steel, and pouring concrete footings and vertical piers. d. Backfill: Strategic placement and compaction of soil around the new concrete structures to ensure stability. 2. Structural Wood Framing a. Installation of wood piers (posts) anchored to the concrete foundation. b. Assembly and hoisting of wood trusses to create the roof profile. c. Installation of wall girts, roof purlins, and blocking. d. Wood sheathing for walls and roof to provide a substrate for metal panels. 3. Exterior Building Envelope (Metal & Trim) a. Premium grade 26-gauge steel roof panels. b. Premium grade 26-gauge steel siding panels. c. Gutters and downspouts. d. Ridge caps, corner trims, and foam closure strips. 4. Openings (Doors & Windows) a. Fixed vinyl-framed window units. b. Hollow metal steel doors and heavy-duty steel frames. c. Sectional Overhead Doors d. The project scope includes construction of a new Cold Storage Building that involves site preparation, excavation for reinforced concrete footings and piers, and general construction with wood post-and-pier framing, wood trusses, sheathing, wall girts, and roof purlins. The exterior consists of 26-gauge steel siding and roofing, gutters, downspouts, and trim. Openings feature sectional overhead doors, hollow metal doors, and fixed vinyl windows with flashing. Electrical work includes new service, comprehensive lighting, and dedicated power circuits for equipment. No plumbing or mechanical work is included. Bids must be submitted in two separate sealed envelopes, each clearly marked with the contractor's name: Envelope 1 must contain bid security equal to five percent of the total bid in the form of a bidder's bond and a copy of the contractor's current valid North Dakota Contractor's License or Certificate of Renewal. Envelope 2 must contain the completed Bid Form. Noncompliance with these instructions will result in the bid not being opened or publicly read. The successful bidder must furnish a Performance-Payment Bond. Written substitution requests must be received at least five days prior to the bid opening. The Owner reserves the right to hold bids for sixty days, reject any or all bids, waive informalities, or rebid the project. The award will go to the lowest responsive and responsible bidder or the bid deemed most advantageous to the Owner.
