Renovation of a mixed-use development in Los Angeles, California. Completed plans call for the renovation of a medical facility.
The work consists of providing all labor, materials, equipment, tools, supervision, and incidentals necessary to perform a complete LED Type-B lighting fixture replacement for a two-level parking structure. The project includes full removal and disposal of all existing lighting fixtures, housings, wiring, mounting hardware, and wall-mounted fixtures, with ballasts and fluorescent tubes placed in VA-provided containers. New LED Type-B (ballast-bypass, direct-wire) fixtures with integrated LED arrays shall be furnished and installed, including all new mounting hardware and rewiring for direct 277-volt line voltage connections. The scope covers approximately 365 ceiling-mounted hanging fixtures within Parking Level P1 and approximately 80 fixtures along the entrance ramp from street level to Parking Lot P1, with final quantities verified by the contractor through a pre-installation survey. The contractor shall conduct a complete field verification of existing conditions, including fixture counts, mounting configurations, and electrical infrastructure, and provide illumination design to ensure safety, uniformity, and energy efficiency in accordance with Illuminating Engineering Society (IESNA) standards. All new fixtures shall be 5000K LED Type-B units, UL-listed and DLC Premium-listed, compliant with California Title 24 and VA facility requirements, suitable for parking structure environments, and meeting specified lumen output, ingress protection, efficacy, and lifespan requirements. No retrofit kits are permitted; only completely new fixtures shall be installed. The contractor shall provide spare fixtures equal to five percent of the total verified fixture count. Work shall be coordinated closely with VA facilities staff and performed primarily on weekends to minimize disruption to medical center operations, patients, and staff. The scope includes protection of existing areas, cleanup upon completion, training of VA personnel on operation and maintenance of the new fixtures, and delivery of operation and maintenance manuals as part of closeout documentation. All work shall be performed by properly licensed personnel, including a contractor holding a valid California C-10 Electrical Contractor license, and in compliance with applicable safety, security, insurance, and facility access requirements.
