The Lee County Board of Commissioners is accepting proposals from qualified vendors for a proposed new building project at the Lee County Sheriff's Office. The project consists of the Design-Build-Construction of an office building located at 119 Pinewood Rd, Leesburg, Georgia 31763. All completed work must comply with County standards and Georgia minimum standard building code requirements. Permit review, approval, and inspections are required; however, permit fees will be waived. Listed below are the most basic requirements for the proposed building . The bid / proposal for the building shall include an appropriate design , specifications and construction plans for the proposed work to include building , foundation and MEP plans (i.e. standard submittal ). Provision of Utilities - Power , water , sewer , site work , parking , paving , E&S, accessibility will be coordinated /provided by Lee County to within five (5) feet of the building . Option 1 (see Exhibit A ) 3,200 sq . ft . (40 ' x 80 ') Interior framed walls minimum 2 x 4 construction with 8 ' ceilings in offices , bathrooms and closets Three (3 ) 3 ' x 6'8 " entry doors Six (6) separate offices (two (2) for management and four (4) to divide between additional staff ) Minimum of two (2) accessible restrooms as required (access clarified at pre - bid meeting ) Voting Area /Conference Area with separate ingress / egress Break area (plan for / provide cabinetry , countertops , refrigerator location , etc. ) o Equipment room (intended for mechanical , electrical , mop sink etc. ) Evidence room (any specific requirements for access , secure door , etc. can be provided at pre -bid meeting ) IT room Secure door between voting / conference area and interior of building Building is intended to be climate controlled .Water heater appropriately sized for the occupancy Building shall be insulated and provided with all necessary MEP equipment Specific requirements for interior and exterior finishes will be addressed at the pre - bid meeting . Option 2 ( see Exhibit B ) 4000 sq . ft . (40 ' x 100 ') Pricing for same building as option 1 with an additional 800 sq.ft.
