The Tri-County Metropolitan Transportation District of Oregon (TriMet) is soliciting sealed bids from qualified firms to provide construction services for the replacement of a roof for Center administration building as described herein (Project). TriMet seeks bids from qualified contractors to replace the roof for Center Administration Building located at 4012 SE 17 th Ave., Portland, OR 97202. The project is planned to re-roof the existing roof at 4012 SE 17th Avenue, Portland, OR 97202. The existing 3-ply Built-Up Roof (BUR), originally installed in 2003, has reached the end of its useful life, as confirmed by both a 2018 inspection report and a detailed 2024 condition assessment. This project will repair problem areas and place a Top Coat of fluid applied product over the entire existing roof, with all work performed in accordance with applicable codes and standards, and warrantied for 15 years. 1.5 Scope of Work, Specifications, and Drawings TriMet is requesting bids from qualified firms to to replace the roof for Center Administration Building located at 4012 SE 17th Ave., Portland, OR 97202. Map is attached as Appendix A. Work shall consist of, but not be limited to the following: Mobilize to site and coordinate with TriMet Facilities Management regarding site access and work hours. Protect existing building components, rooftop equipment, and occupants during the course of work. Conduct a thermal scan of the roof deck to identify areas with moisture-damaged insulation. Remove wet insulation and backfill with compatible material to restore consistent deck profile where necessary. Install 1/2 -inch high-density cover board using low-rise foam adhesive over primed substrate where necessary. Install a new Fluid Applied system over the existing roof. Install new ice and water shield on parapet walls, vertical transitions, and penetrations to liquid roofing system manufacturer warranty standards Install new two-piece counterflashing system with cross-broken faces and S-lock joints. Ensure all rooftop penetrations are flashed and terminated at least 8 inches above finished roof height. o Perform patching and covering up of designated abandoned roof penetrations. o Install new curb walls for the existing shed roof, with the possible replacement of the shed roof based on its condition. o Replacement of designated existing pipe/electrical line housings on roof o Perform regrading of the roof to provide positive drainage around the shed roof area, to avoid pooling issues Improve, inspect, and restore drainage around sumps to prevent ponding conditions. Remove, inspect, and reassemble/replace roof drains as required, per liquid roofing system manufacturer warranty standards Provide temporary protection for rooftop mechanical systems as needed to meet height clearance requirements. Perform quality assurance testing and inspections in coordination with TriMet representatives. Clean the work area daily and remove all debris upon project completion. Submit closeout documentation, as-built records, and warranty certifications.
