Sealed bids are solicited for Littlerock Elementary School Music Room Ramp Renovation under a single General Contract, including General, Architectural, Structural, Mechanical, Electrical, Fire Protection, and other work as indicated on the drawings for the project located at 12710 Littlerock Road SW, Olympia, WA. Bidders must provide bid proposals by the specified due date and time. Bidding Documents prepared by TCF Architecture, including Drawings, Project Manual, Addenda, and Bidders List, are available for download and review free-of-charge for Prime Bidders, Subcontractors, and Vendors at www.bxwa.com. Bid security is required in the form of a certified check, bank cashier's check, or bid bond in the amount equal to 5% of the Base Bid. All workers employed must be paid not less than the prevailing rate of wage. The owner reserves the right to waive informalities and reject any or all bids. Attendance at a mandatory pre-bid conference and site visit is required for all interested contractors and subcontractors for a project presentation and information session. Question Deadline 05/05/2026 Bidders and Sub-bidders shall promptly notify the Tumwater School District and the A/E in writing of any ambiguity, inconsistency, or error that they may discover upon examination of the Bidding Documents or of the site and local conditions. The Scope of Work for this Project consists of adding a ramp to the music room and adding storage spaces near the music room. Modifications include, but are not limited to: 1. Architectural/Structural: a. Relocate music room interior door opening, install new door. b. Replace section of concrete floor in music room with concrete ramp, connecting corridor elevation to music room elevation. c. Remove interior closet areas in music room. d. Add half wall at side of new ramp, attach handrail. Replace floor finishes in music room. Add and replace ceiling tiles in music room as required. Replace exterior slab outside music room double doors with structural slab. Install exterior wall outside of music room exterior door. Move access door to attic. Add Finishes to new room per interior schedules. Replace double doors accessing new room with double doors from interior demolition. Add new, non-load bearing interior walls in selected areas of corridor, paint and finish to match adjacent walls. Add new locking door. Mechanical: Disconnect, remove, and reinstall existing mechanical equipment to accommodate reconfiguration of building. Relocate and/or add fire sprinklers to accommodate reconfiguration of building. Electrical: Disconnect, remove, and reinstall existing wall switches, receptacles, data receptacles, and wire molds to accommodate reconfiguration of interior walls. Add switches and receptacles to new Rooms. Disconnect, remove, and reinstall existing smoke detectors and exit signs to accommodate reconfiguration of interior walls. Add detectors to new Work as needed. Disconnect, remove, and reinstall existing wireless access points, speakers, and security cameras to accommodate reconfiguration of interior walls. Disconnect, remove, and reinstall light fixtures to accommodate reconfiguration of interior walls. All light fixtures to new rooms.
