Renovation of a transportation facility in Seatac, Washington. Completed plans call for the renovation of a 540,000-square-foot, seven-story above grade, three-story below grade transportation facility; and transportation facility.
The project involves the renovation and expansion of the S Concourse (South Satellite facility) at the Seattle-Tacoma International Airport (SEA). The goal is to extend the building's useful life and enhance the passenger experience, including upgrades to foundations and structures, repurposing space, and providing additional lounge, dining, and retail areas. Structural upgrades include new lateral and seismic supports. The project will redevelop vacant below-grade areas for Duty-Free shopping and Airport Dining and Retail (ADR) concessions, as well as expand and renovate the Concourse level and replace the Penthouse level with a new Upper Concourse Level. New mechanical Penthouses will be constructed above the new Upper Concourse Level. Work will be completed in four phases to maintain airline operations, including make-ready and interim facilities such as relocated loading docks, corridors, access modifications, restrooms, and temporary MEP systems. Construction will be phased to support ongoing active aircraft operations, starting with the southeast corner and progressing clockwise, with multi-phased work in lower levels due to baggage handling systems and public access constraints. There are specific bid packages for work such as the Interim Holdroom building, demolition and abatement, deep foundations, concrete, structural steel, baggage handling, aircraft fueling, site demolition, utilities, pavement, elevators, escalators, passenger loading bridges, exterior glass, and aluminum systems. Upcoming bids specify the release and due dates, and bidders are directed to request documents via a specified email and follow instructions for submission. The project is subject to a Project Labor Agreement, prevailing wage requirements, federal compliance for Build America, Buy America (BABA) Act, Disadvantaged Business Enterprise (DBE) participation goals, and certified payroll submissions.
