Renovation of an educational facility in Wayland, Massachusetts. Completed plans call for the renovation of a educational facility.

Sealed general bids are invited for the removal and replacement of the existing shingle roofing system on the Town Building Gymnasium. This includes, but is not limited to, all underlayments, flashings, fasteners, and accessories down to the roof deck. All bids must be submitted in person. The project location is the Town Building Gymnasium Roof, located at 41 Cochituate Road, Wayland, MA 01778. The estimated cost for this project is: $265,000.00. No inquiries will be accepted within three business days prior to the bid opening. Base Bid - Scope of Work: 1. Remove and dispose of existing shingle roofing system, including all underlayments, flashings, fasteners, and accessories down to the roof deck. 2. Inspect entire roof deck; remove and replace deteriorated wood roof planking as required. Include 1,500 square feet (SF) of roof deck replacement in the base bid at areas spanning 5 1/2" x 9 1/2" roof beams spaced approximately 5'-0" o.c. Provide unit pricing for additional deck replacement as specified. 3. Install full coverage underlayment system consisting of synthetic underlayment or No. 30 felt over the entire prepared roof deck. 4. Install ice and water shield at eaves (minimum 24" inside warm wall), valleys, penetrations, and low- slope areas. 5. Install polyisocyanurate rigid board insulation in accordance with local energy code requirements. 6. Install 5/8" plywood or minimum 7/16" OSB sheathing over insulation, mechanically fastened through insulation to the structure. 7. Install new asphalt shingle roofing system, including starter strips, field shingles, and ridge caps. Shingles shall be fastened to sheathing only (not insulation). 8. Install new drip edge at all eaves and rakes. 9. Remove and replace all flashings, including but not limited to step flashing, chimney flashing, counterflashing, and pipe/vent flashings. 10. Remove existing ridge vent and install new continuous ridge ventilation system. Verify and maintain balanced ventilation (intake and exhaust) in accordance with applicable code requirements. 11. Install new gutters and downspouts, including hangers, leaders, and discharge components. Coordinate tie-in with existing drainage systems. 12. Flash all penetrations, valleys, and transitions to provide a complete and watertight roofing assembly. 13. Provide temporary weather protection and maintain a watertight condition at all times throughout construction. 14. Perform all work in accordance with applicable Massachusetts Building Code requirements and manufacturer's written installation instructions. 15. Provide manufacturer's warranty and contractor workmanship warranty as specified. Alternate #1: Chimney Work 1. Remove deteriorated stucco and clean substrate to sound condition. 2. Prime existing chimney surfaces in accordance with manufacturer requirements. 3. Install self-adhered high-temperature underlayment. Install in shingle fashion from bottom to top to ensure proper water shedding. Refer to asphalt shingle section for flashing requirements. 4. Install horizontal minimum 18-gauge hat channels at 24" o.c. Fasten hat channels to existing brick/CMU substrate using minimum 1/4" Tapcon fasteners at 8" o.c.,staggered. 5. Install .040 aluminum wall panel system over hat channels in accordance with manufacturer requirements. 6. Install new asphalt shingle roofing system, including all required flashings and accessories. B. The Contractor will have no use of the interior of building unless authorized by Owner. All access to the roof to be provided by the Contractor from the exterior. C. All work shall be in accordance with the Bidding and Contract Documents prepared by Architect, GORMAN RICHARDSON LEWIS ARCHITECTS, INC., 239 South Street, Hopkinton, Massachusetts 01748, and their consultants. Work will start no sooner than July 6, 2026 with a completion date of no later than October 15,2026 The participation goals for this project shall be 15.3% for minorities and 6.9% for women.
