Construction services are sought to support the repair and alteration of real property in federal buildings under NAICS 236220, Commercial and Institutional Building Construction. The contractor shall act as a general contractor for small repair and alteration projects involving both interior spaces and exterior building envelopes and grounds. Work may include design-build services, demolition, abatement, and repair or alteration of interior space such as carpentry, woods and plastics, drywall, insulation, doors and openings, finishes, paint, bathroom fixtures, plumbing, HVAC, electrical, fire and life safety systems, specialized security equipment, fencing, windows, and outdoor lighting. The scope may also require value-added services including service recommendations and additional coordination and liaison with third parties. Construction services shall comply with GSA Core Building Standards and all applicable engineering, architectural, and construction standards and codes. Work requirements include Construction Wage Rate Act compliance, with both commercial and non-commercial task orders anticipated under a multiple-award Indefinite Delivery, Indefinite Quantity contract structure. Stand-alone architect-engineer services and construction management of other separate projects are excluded; however, approximately half of the task orders are expected to be design-build and will require the contractor to provide design services in addition to construction services.
