Proposers shall not contact any other team members directly. The Montrose Fire Protection District (referred to in this document as the "District" or MFPD) requires a Construction Manager/General Contractor (CMGC) for the construction of a new fire station located in Montrose, Colorado. The purpose of this Request for Proposal (RFP) is to obtain relevant information, credentials, qualifications, experience, proposed project approach, and fee proposal from interested firms to allow the District to select an all-inclusive firm to assist with preconstruction services, and construction. The Montrose Fire Protection District (MFPD) was established in 1888. In 1980 the current Station No. 1 was completed. In the mid-2000s, Station No. 2 was constructed as a pre-engineered metal building design south of town and has become the standard prototype for new Stations. Station No. 3 was built int the early 2010s west of town. MFPD anticipates the construction of a new facility located on a recently acquired, approximately 2.5-acre parcel at the northeast corner of the Sunnyside Road / 6720 Road intersection in east Montrose. Current intent is that the new facility matches the Station No. 3 design with modifications to room arrangements and increase in the building's overall size. The current conceptual plans are approximately 12,672 sf and included as Attachment 'B' of this document. Based on the location, the building will be highly visible by visitors and residents. The building is intended to be a 50-100-year structure and is subject to City of Montrose's land use and design requirements. Complete Construction Management (CM) and potential General Contractor (GC) Service Proposals are requested for a new Fire Station No. 4 for the Montrose Fire Protection District in Montrose, Colorado. Proposals will be received at proposals@montrosefire.org until 2:00 pm on Wednesday, May 20, 2026. Proposals received more than ninety-six hours before the set time, excluding Saturdays, Sundays, and holidays, as well as any bids received after that time, will be rejected and unopened. Interested CM/GC companies may obtain documents at bharris@bgco.com. A contract will be executed with the successful proposer within thirty calendar days after proposal opening. Bids may not be withdrawn for a period of thirty calendar days from the receiving date. The Owner reserves the right to reject any or all bids and to waive any informality or irregularity in the proposals received.
