The work involves the removal and replacement of the existing roofing system and installation of a new gutter system at the Florissant Golf Course Club House. The contractor must provide all labor, materials, equipment, and incidentals to complete the project per specifications. The contractor is required to inspect the roof prior to bidding for accurate measurements and pricing. The roofing replacement includes removing and disposing of old roofing materials and debris, inspecting and potentially replacing wood decking, re-nailing loose decking, installing aluminum drip edge, ice and water shield at specified locations, two layers of #15 underlayment, new lead pipe flashings, ridge vent system, roof vents, roof-to-wall and step flashing, resetting satellite dishes if applicable, starter strips, architectural shingles (Owens Corning Duration or approved equal), sealing and painting as required, and full site cleanup. Additional work includes replacing copper chimney counter flashing and cricket pan flashing, flashing around curbs, removing fence post mount bracket flashings, and installing fencing around AC units. Gutter replacement includes removing and disposing of existing gutters, inspecting and replacing fascia as needed, installing 6" seamless gutters, new downspouts, and gutter guards. Bidders must create a free account on the specified procurement portal for electronic bid submission. All shipping/delivery charges are to be included in the bid price. Proposal requirements include confirmation of reading all instructions, submission of a complete proposal, certificates of insurance, cost confirmation, agreement to execute a contract if selected, qualifications of staff, project schedule, warranty details, confirmation of understanding of conditions, use of American made products when possible, invoicing procedures, non-collusion confirmation, and submission of at least three references. Roofing Replacement The contractor shall: o Remove and legally dispose of existing roofing materials and debris. o Inspect wood decking and replace as needed (unit pricing to be provided). o Re-nail loose decking where required. o Install aluminum drip edge at all eaves and rake edges. o Install ice and water shield at: o Eaves (extending 24" past interior wall) o Valleys o Roof penetrations (vents, pipes, chimneys) o Roof-to-wall transitions o Install two (2) layers of #15 underlayment. o Install new 1-1 1/2 & 1-4 lead pipe flashings. o Install ridge vent system (approx. 138 LF). o Install 3-8"roof vents: Color TBD o Install 40 LF roof-to-wall and step flashing as needed. Color TBD o Install 20LF step flashing. Color TBD o Detach and reset satellite dish (if applicable). o Install starter strip at all roof edges. o Install architectural shingles (Owens Corning Duration or approved equal) with 6 nails per shingle o Seal all flashing and penetrations with quad sealant o Paint pipe flashings to match roof color. o Perform full site cleanup including magnetic nail sweep, gutter clean, and driveway B.
