Demolition and renovation of a mixed-use development in Milwaukee, Wisconsin. Completed plans call for the renovation of a 356,335-square-foot, eight-story above grade, one-story below grade medical facility; 356,335-square-foot, eight-story above grade, one-story below grade educational facility; and for the demolition of a educational facility.

Bid Guarantee in the amount of 10% of the Bid must accompany each bid submitted. Base Bids will be received as a single lump sum bid for: 2) Fire Protection (Fire Suppression); 3) Plumbing; 4) Mechanical (Heating, Ventilating, Air Conditioning); and 5) Electrical. In general, the work consists of: a comprehensive renovation of 356,335 GSF including a Phase 1 renovation of 70,090 GSF of space in select areas on the Basement, Ground, 1st, 2nd, 3rd, 4th, 5th, and 6th floors and a Phase 2 renovation of 286,245 GSF of space on the Basement, Ground, 1st, 2nd, 3rd, 4th, 5th, 6th, 7th and Penthouse. The scope of work also includes demolition of an existing building entrance and construction of a new entrance, asphalt work on site, concrete sidewalk, curb and gutter work on site, demolition of an existing concrete vault in an existing parking lot and demolition and reconstruction of a concrete retaining wall. Renovation work includes removing the old hospital patient rooms, treatment rooms, and clinic space and other spaces; replacing old and deficient building infrastructure including all architectural, mechanical, electrical, telecommunications, and plumbing systems; and installing new insulation on the exterior envelope. A new mechanical penthouse will be constructed to house multiple air handling units serving the entire complex. Central chilled water utilities will be extended to all air 8 handling units and terminals as required.
