Renovation of a multi-residential development in Castro Valley, California. Completed plans call for the renovation of a 3,130-square-foot multi-residential development.
The project is for the complete roof replacement of the front main building (Palo Verde House A) at 6694 Palo Verde Rd, Castro Valley, CA. The scope includes all labor, materials, parts, equipment, and incidentals necessary for the work. The contractor is to remove and replace approximately 3,130 square feet of the existing roof systems, which includes roofing, edge metal, flashing, underlayment, insulation, downspouts, and all other associated materials using specified Garland Company materials or pre-approved equivalents, as required to provide a 30-year NDL manufacturer's warranty. The contractor must inspect the roof deck and fascia for damage, deterioration, or rot and perform repairs as needed. The base bid must include replacement of all visible rotted or damaged wood, up to 50 feet of non-visible rotten or damaged fascia, and up to 500 square feet of non-visible rotten or damaged sheathing. The painted fascia has tested positive for lead; its removal and disposal must comply with the County's Lead Hazard Control requirements. This is a full turn-key project requiring the contractor to provide all necessary expertise, labor, materials, parts, equipment, incidentals, and work for project completion.
