Reference Number 0000422152 Question Deadline 05/27/2026 at 12:00 AM MT Questions are submitted online No General Requirements: This Scope of Work ("Scope") defines the plumbing services provided by the Contractor for the Castlewood Library Sanitary Replacement Project. The Contractor shall furnish all labor, materials, equipment, supervision, and coordination necessary to complete the plumbing work in a professional and workmanlike manner consistent with industry standards, applicable codes, and District requirements. All work shall comply with applicable federal, state, and local laws and regulations, including, but not limited to: International Plumbing Code (IPC) ADA requirements OSHA standards City of Centennial requirements District safety policies The Contractor shall coordinate with District representatives and other trades, protect existing systems, finishes, furnishings, and fixtures, and provide new materials unless otherwise approved by the District. Plumbing Demolition The Contractor shall provide all plumbing demolition as indicated on the construction documents, including removal and abandonment of existing sanitary waste and vent piping shown on the Level 1 Plumbing Demolition Plan (PD101). Remove below slab and above floor piping, cleanouts, floor drains, and associated appurtenances. Cap abandoned piping per code. Salvage and protect fixtures designated for reinstallation. Remove unused hangers and abandoned piping. New Plumbing Installation The Contractor shall install new plumbing systems in accordance with drawings P101 and P200. Below slab sanitary piping shall be Schedule 40 PVC (solid core). Above floor piping shall be cast-iron no-hub. Reinstall existing fixtures including water closets, lavatories, urinals, mop/service sinks, floor drains, and drinking fountains. Provide new traps, trap primers, trap seals, escutcheons, and cleanouts as required. Below Slab Work and Trenching Coordinate saw cutting, excavation, trenching, bedding, backfill, and compaction with the District and other trades (as applicable). Install underground piping in accordance with ASTM D2321, project details, and local authority requirements, including proper slope and compaction. Firestopping, Patching, and Finish Restoration Provide approved firestopping at all plumbing penetrations through rated assemblies. Patch, repair, and restore surfaces and finishes disturbed by the Work to match existing adjacent conditions unless noted otherwise in the Contract Documents. If materials are no longer available, obtain District approval for suitable replacements. Testing and Inspections Perform all required testing and inspections with the Authority Having Jurisdiction. Test sanitary and vent systems prior to concealment and verify fully operational at project completion. Submittals and Closeout Provide required submittals and closeout documentation as required by the Contract Documents. Provide a minimum one-year warranty on workmanship, materials, and equipment. Exclusions Hazardous material abatement, architectural finish replacement beyond plumbing-related repairs, and work outside the limits shown on the construction documents are excluded unless specifically authorized in writing by the District. The District's goal is completion in eight (8) weeks or less to minimize closure time. The Contractor shall provide sufficient staffing and supervision to meet this completion window. Delays resulting from the Contractor's failure to properly staff or manage the work shall be the responsibility of the Contractor. Acknowledgement of Addenda and Project Requirement By proceeding, the Proposer acknowledges that it has reviewed all solicitation documents, including any issued addenda, and understands the requirements, scope of work, insurance, bonding, prevailing wage, and all other conditions set forth in this Request for Proposal. The Proposer further acknowledges that it is responsible for monitoring BidNet for any updates or addenda related to this solicitation and that failure to do so does not relieve the Proposer of its obligations. By continuing, the Proposer affirms its intent to comply with all requirements of the solicitation. Questions received during the Pre-Proposal conference will be noted and addressed in writing per Section 8: Clarifying Questions & Communication below. Site Walks:The option for escorted tours of select Library District locations will be offered to Vendors at the schedule outlined below. The Library location may be visited as a patron during any public hours. Only public facing spaces will be available. RFP questions are not to be directed to Library District staff. See section: 8 Clarifying Questions and Communication, no questions will be accepted during the site walks to minimize the disruption onsite. All questions MUST be submitted in writing prior to the question deadline per Section 5 Schedule of Activities. Submission Instructions Email Subject line should include "Castlewood Library Sanitary Replacement Project - Arapahoe Library District - 2026." o Include Vendor name and contact information in the email body. o Proposals shall not exceed 30 pages, including all attachments, except contract redlines if applicable. o Include signed cover sheet. o Late or incorrectly submitted proposals will not be considered. o All proposals become the property of the Library District and become subject to the Colorado Open Records Act. o Proprietary or confidential material must be clearly identified and easily separated from the rest of the proposal. o Submission of a proposal indicated the Vendor's acceptance of the conditions in this RFP. o The Library District reserves the right to cancel this RFP at any time, for any reason, without penalty. o The Library District is not liable for any cost incurred by the Vendor during the planning and preparation of the reply to this RFP.
