ADA modifications shall be completed in the master bathroom. 2.1. IAQ REPAIR SERVICES: CONTRACTOR shall perform the services detailed below to complete this SOW. 2.1.1. GUEST BATHROOM / ADJACENT BEDROOM: • Demolish and responsibly dispose of the following: o Shower, plumbing fixtures, and flooring in the guest bathroom. ? Repair any sub-flooring, as needed. o Two feet (2’) of affected drywall in adjacent bedroom. o Flooring in adjacent bedroom. ? Repair any sub-flooring, as needed. • Remove the following and set aside for re-installation by CONTRACTOR: o Vanity and Toilet • Provide and Install Dura-Rock in Shower area. o All joints, corners, and around windows must be sealed with red guard. o Extend the Dura-Rock two feet (2’) on all sides beyond shower or tub. • Shower floor mortar bed (no form or any other products shall be used). o Minimum 2-4% pre-slope. • Liner shall be water tested twenty-four (24) hours prior to tile set. • Provide backing for all wallsinside tub /shower areas between thirty-two inches(32”) and thirty-eight inches (38”). • Plumbing fixtures shall be either Kohler or Delta product. • Copper tubing and copper fittings from shower diverter to shower head piping. o Secure the diverter and pipe fittings securely. • When tiling walls, extend two feet (2’) passed tub or shower area. o All floor tiles shall be slip / skid resistant. o Bathroom wall tile TBD by the Homeowner ($3.50 sq. ft. budget pricing) • Exhaust fan must be vented through the roof or soffit. o The exhaust fan and main light for the bathroom must be on the same switch.Finish, prime, and paint all areas within the project SOW with like-for-like colors using Sherwin Williams brand semi-gloss paint. o All bathroom primer must be Kilz mold and mildew product. 2.1.2. KITCHEN: • Remove the following and set aside for re-installation by CONTRACTOR: o Stone and Cabinets ? If stone cannot be saved, use a level 2/3cm stone price for budget. • Remove the lower two feet (2’) of the affected walls and repair. • Remove flooring and repair sub-floor as needed. • Provide better ventilation for pantry by installing a new louver door. 2.1.3. COMMON AREA: • Remove the lower two feet (2’) of the entire length of the affected south and north walls. • Repair affected walls and prep for paint. • Remove flooring and repair sub-floor as needed.
