Reference Number 000423661 The City of Lafayette is seeking proposals for structural enhancement and repairs to the historic Waneka Granary ("the Granary"). Located in the southeast corner of Waneka Lake Park, the Granary is Lafayette's oldest structure dating to the late 1870s. The structure is an example of early construction methods including hand hewed logs and square iron nails. The Granary was placed on the City of Lafayette's Registry of Historic Places in 2001 and is a designated historic landmark under the City of Lafayette's Historic Preservation Code (Chapter 47 of the Lafayette Code of Ordinances). The selected contractor shall provide all labor, materials, equipment, and supervision necessary to complete structural stabilization and preservation work to return the building to a plumb, square, and structurally sound condition while maintaining its historic character. All work shall be performed in accordance with the recommendations outlined in the project's structural engineering report. (Appendix B) Base bids shall be developed using the Option One (1) recommendation (interpret from exterior only) as identified in the structural report. At the contractor's discretion, additional pricing may be provided for Option Two (2) (primarily locked with occasional guided tours) and Option Three (3) (freely open to the public). Regardless of the selected option, the proposal shall include, but is not limited to, the following scope of work: Stabilization and correction of structural racking, including plumbing the structure as close as feasible to its original alignment o Selective repair and in-kind replacement of deteriorated structural elements, including wall sheathing and framing components o Roof system improvements to include installation of panel sheathing, along with required fastening and structural support elements o Installation of supplemental structural bracing (including steel bracing where specified in the engineering report) to improve lateral stability while preserving historic integrity o Foundation stabilization, including resetting displaced stones and accommodating root growth where necessary. Fortify corners with stone masonry to support end reactions from lumber x-braces. Shim any gaps between center beam and CMU spot footings. o Retention and protection of significant historic interior features, including existing grain bin walls. o Recommend historically and aesthetically appropriate materials for implementation of proposed structural interventions and repairs. o Coordination with qualified professionals (structural engineer, arborist, and historic preservation specialist) if movement or additional concerns are identified during construction All work shall prioritize preservation of historic materials and character and shall be fully compliant with the City of Lafayette's historic preservation requirements sufficient to obtain a Certificate of Appropriateness from the Lafayette Historic Preservation Commission. 2 Contractors shall reference the full structural report for detailed requirements, methodologies, and constraints.
