Renovation of a laboratory facility in Boulder, Colorado. Working plans call for the renovation of a laboratory facility.
The existing Siemens fire alarm system does not meet current GSA facility standards or building code requirements. The system was originally installed in 1999 as a Siemens MXLV multiplex addressable fire alarm system and was partially renovated in 2008 to add dual-channel voice circuits, updated programming, synchronized strobes, speaker strobes, and synchronization modules. The manufacturer no longer supports the field initiating devices and notification appliances, and spare parts are increasingly difficult to obtain, resulting in higher maintenance and repair costs. This project includes the design and installation of a new, complete networked digital addressable fire alarm and emergency voice communication system to restore operational integrity, improve long-term maintenance capability, and reduce the risk of building disruption due to system failure. The work includes installation of a new fire alarm and emergency voice alarm communication system, a new bi-directional amplifier two-way radio communications enhancement system, and a new two-way communication system. The system shall include all wiring, raceways, pull boxes, terminal cabinets, outlet and mounting boxes, control equipment, alarm and supervisory initiating devices, notification appliances, and all accessories and miscellaneous components required for fully operational systems, whether or not each item is specifically described. The fire alarm installation shall also include new digital addressable elevator smoke detection control panels for each elevator machine room, monitored by the base building fire alarm system via alarm, supervisory, and trouble signal contacts. Fire alarm replacement may be phased, subject to design-build phasing plans reviewed and approved by the GSA authority having jurisdiction. Upon acceptance of the new fire alarm system, the contractor shall be responsible for demolition of the existing fire alarm system. The Method of Contractor Selection has not been determined at this Time.
