Renovation of a residential development in Gary, Indiana. Completed plans call for the renovation of a residential development.
The selected consultant shall conduct lead-based paint inspections and/or risk assessments, develop bid-ready project specifications, and prepare detailed cost estimates for lead hazard control, remediation, and other repairs at residents' homes. Services include performing inspections using XRF and/or laboratory sampling, documenting findings with photos and notes, inspecting home repairs (plumbing and roofing), preparing comprehensive inspection and risk assessment reports, developing technical specifications and scope of work for contractors, providing itemized work descriptions and material/safety requirements, and delivering detailed cost estimates that include labor, materials, equipment, waste disposal, and clearance testing. All work must comply with Department of Housing and Urban Development requirements. Deliverables include inspection/risk assessment reports, hazard identification summaries, bid packages (scope of work, technical specifications, measurement/quantity takeoffs), detailed cost estimates, and supporting documentation such as photos and lab results. Proposers must submit a company profile, required certifications and licenses, sample reports and bid documents, project timeline, and a detailed fee structure. Proposals must be submitted in a sealed envelope clearly marked as instructed, with the company name and address on the outside.
