Site work, paving and renovation of a mixed-use development in Frederiksted, Virgin Islands. Completed plans call for the renovation of a multi-residential development; for site work for a water / sewer project; sidewalk / parking lot; and for paving for a sidewalk / parking lot.
The Virgin Islands Housing Finance Authority (VIHFA) invites sealed bids from qualified, experienced, and properly licensed General Construction Contractors authorized to conduct business in the U.S. Virgin Islands to provide all labor, materials, equipment, supervision, permits, and services necessary for the completion and reconstruction of one partially built single-family residential home located at #2-9 Estate Mount Pleasant, St. Croix, U.S. Virgin Islands. The project consists of completing and reconstructing an approximately 1,250 square-foot masonry block and concrete residential dwelling. The work includes selective demolition, installation of a new galvanized roofing system, plumbing and electrical systems, drywall and interior partitions, ceramic tile flooring, kitchen cabinetry, windows and doors, painting, driveway construction, drainage improvements, cistern rehabilitation, handrails, and all related site and utility improvements. All work must comply strictly with contract documents, applicable building codes, HUD requirements, Davis-Bacon requirements, and all federal and territorial regulations. SCOPE OF WORK The scope of work entails completion of the home according to architectural plans owned by VIHFA. Prospective bidders may view an electronic copy of the architectural plan upon request. The structure is a partially constructed masonry block/concrete structure, approximately 1,250 sq./ft. Note: There are no interior walls in place; the roof will require selective demolition. Existing features: Cistern partially below grade House isto tie into the city sanitary sewersystem. Design features include: 1. An open concept kitchen design with storage/pantry area 2. Combination Living/Dining Room 3. Hallway 4. Hallway Bathroom with a shower stall 5. Laundry Closet 6. Bedroom No. 1 with bathroom (Master Bedroom) 7. Bedroom No. 2 8. Hip-roof with exposed rafters, T&G finished ceiling 9. Main Entry Porch/Deck off the Living/Dining area 10. Uncovered landing accessed by stairs outside the living room (2nd egress) Water heater and a water pump located in an enclosed room on the outside of the house Earthwork: o Install drainage swales w/vegetation within the setback along the boundary lines on both the northern and southern sides of the property Driveway: o Install 12-foot-wide driveway with concrete driveway apron at property entrance. Provide proper drainage to prevent settlement of water on property or ponding on the street Cistern: o Empty, clean, patch and re-seal cistern. Provide 3,000 gallons of potable water Plumbing: o Check existing plumbing rough ins for compliance with VI code o Complete waste line installations/w two clean-out necessary to connect the home to the city sewer o Provide and install all plumbing fixtures: toilets (2); shower assembly (1); shower head (1); faucets (2) bathroom; (1) kitchen sink; 1hose bib o Provide and install water pumps w/filters and auxiliary hose bib connection, pressure tank, and water heater Electrical: o Check existing electrical rough ins for compliance with VI code o Install circuits, junction boxes, receptacles throughout (switches and outlets) to include GFCI outlets in kitchen, laundry, and bathrooms; service entry; weather head o Provide and install electrical fixtures (lights and fans) throughout (interior and exterior) o Provide and install smoke detectors Battery operateD, Roof/Ceiling: o Demolish roof purlins. Inspect rafters for damage; remove and replace any damaged rafters. o Install new purlins & Sub-roofing consisting of 3/4 " treated plywood with insulation between the purlins o Install corrugated metal (galvanize) roof sheeting (min., 24 gauge) o Pressure-wash interior ceiling and rafters. Caulk, seal, prime, and paint (2 coats) o Pressure-wash fascia board; inspect for damages. Remove and replace any damaged sections. Caulk and seal; apply primer and two (2) coats of paint. o Install seamless guttering and down spouts (rain leaders) to cistern, as needed Masonry: o Build out stairs at front entry o Build outside landing and o Plaster the entire exterior of the unit o Build storage room for water heaters and pump on the northern elevation of the unit.
