Structural repairs, HVAC additions, and finishing work at the 'Old Post Office' building. Work Location:15020 Washington Street, Haymarket, VA 20169 The Town seeks a qualified contractor to perform building repairs and improvements that enhance long-term structural integrity, functionality, and usability while preserving the historic character of the facility. The project consists of three primary components: structural repairs to the upstairs floor,installation of two HVAC units (servicing each floor), accompanying ductwork for the HVAC units, installation of commercial vinyl planking and finishes. The project consists of three primary components: 1. Second Floor Structural Repair and Remedial Structural Support 2. Installation of New HVAC Systems and Accompanying Ductwork 3. Installation of Luxury Vinyl Plank (LVP) Flooring and Interior Finishing, to include necessary electrical and plumbing issues that may arise with the aforementioned work. 1. Structural Repairs - Second Floor The Contractor shall assess and correct structural deficiencies on the second floor. Work includes inspection of framing, reinforcement and bracing of joists, lifting and leveling as needed,stabilization of structural members, and replacement of damaged components. All work must comply with Virginia building codes and should preserve historic elements whenever feasible. 2. HVAC System Installation The Contractor shall design and install two new HVAC systems--one for each floor-- along with accompanying ductwork, returns, and supply vents. Systems must minimize visual impact, maintain historic aesthetics, and meet current code requirements. Installation includes controls, thermostats, startup, testing, and balancing. Existing 200-amp electrical service is expected to be sufficient. 3. Flooring Installation and Interior Finishing After structural and HVAC work, the Contractor shall install LVP flooring on both floors, prepare and level subfloors as needed, replace or repair any walls opened during prior work, install drywall, and complete interior painting and finish work. Materials must be durable for municipal use and compatible with the building's historic appearance. PERIOD OF CONTRACT - (180) days
