The work consists of repairing and upgrading an existing 65,000-plus square foot maintenance hangar facility to meet current standards using conventional design and construction methods. The project will provide adequate and efficient indoor workspace to support maintenance of assigned and transient aircraft and will include improvements to hangar, maintenance, administrative, training, meeting, classroom, logistical, component repair, tool storage, and support spaces. Construction includes removal and replacement of the existing roof, replacement of all existing windows with new energy-efficient windows, removal and replacement of the existing bi-parting sliding main hangar doors, refurbishment of the unidirectional sliding Phase Dock hangar door with a new exterior skin, and comprehensive upgrades to plumbing, mechanical, electrical, and fire protection systems with an emphasis on energy efficiency and conservation. The project will be executed in two phases, with the first phase addressing demolition and renovation of the main hangar, rear shop spaces, and second-floor organizational and administrative areas, and the second phase addressing renovations to the Phase Dock Hangar, Fabrication Shop, and Tire Room. Optional work includes trench drain and sewer modifications in the eastern and western hangar areas, removal and replacement of the existing generator, and maintenance of temporary facilities during Phase 2. All work includes labor, materials, equipment, supervision, and incidental construction necessary to deliver a complete and usable facility.
