Renovation of a clubhouse / community center in Riverside, California. Completed plans call for the renovation of a clubhouse / community center.
1. WORK DETAILS A. Work Locations a. Eddie D. Smith Senior Center – Exterior and Interior Painting i. 5888 Mission Blvd, Jurupa Valley, CA 92509 Surface Estimated Area Exterior stucco walls 5,800 SF Exterior eves, trim, facia 3,500 SF Exterior Handrail 400 LF Interior Walls 13,800 SF Interior Ceilings 50 SF Interior doors, frames, and trim None B. General a. The Contractor shall perform all work in accordance with industry standards and manufacturer specifications. Work shall include, but is not limited to: i. Site preparation and protection of surrounding areas, furnishings, flooring, fixtures, landscaping, and adjacent surfaces. ii. Surface preparation including cleaning, scraping, sanding, patching, caulking, and minor surface repairs necessary to ensure proper paint adhesion. iii. Pressure washing of exterior surfaces at the Senior Center where necessary prior to painting. iv. Priming of surfaces as required. v. Application of finish coats to achieve a uniform appearance and manufacturer-recommended coverage. vi. Repainting of walls, ceilings, trim, doors, frames, and other painted surfaces as identified during project walkthrough. C. Exterior Work a. Exterior work shall include preparation and repainting of all previously painted exterior surfaces including, but not limited to: i. Exterior stucco walls and façade surfaces ii. Fascia boards and trim iii. Doors and frames iv. Metal Handrail – 400 LF 1. Top rail: 2 x 2 2. Bottom rail: 2 x 2 3. Balusters: ½” vertical balusters at 4” spacing 4. Posts” 4x4x8 support posts at 9’ spacing. v. Touch-up of miscellaneous painted exterior elements as identified All exterior paint shall be suitable for outdoor exposure and meet durability standards for public facilities. D. Interior Work a. Interior work shall include preparation and repainting of interior painted surfaces including: i. Interior walls ii. Ceilings (as needed) iii. Baseboards, trim, and door frames iv. Interior doors and other painted wood or metal surfaces v. Minor drywall patching and surface repairs prior to painting vi. Contractor shall prepare and paint all existing built-in book shelving, including all faces, edges, and accessible interior surfaces. Preparation shall include cleaning, sanding, minor patching, and caulking as required. Apply primer where necessary and two finish coats of semi-gloss acrylic enamel. All shelving shall be free of contents prior to painting. No disassembly or reinstallation is included unless otherwise noted Work shall be scheduled and coordinated to minimize disruption to facility operations. E. Materials a. All paints, primers, and coatings shall be high-quality commercial grade products appropriate for municipal facilities and high-traffic environments. Colors will be selected and approved by the City prior to application. F. Cleanup and Restoration a. Upon completion, the Contractor shall remove all equipment, debris, and materials from the site. All areas impacted by the work shall be cleaned and restored to their original condition. G. Final Inspection a. All work shall be subject to final inspection and approval by the City to ensure proper coverage, finish quality, and completion in accordance with the scope of work.
